Hello gor, that's up to personal preference loh...

If you are okay staying with small space, dun mind sharing land, sharing facilities, sharing car park space, but very mind to drive further everyday to work, then pick up those condo nearer to KL loh.

But if you would like to live in a more spacious room with good environement, and have own piece of land, two car park spots in front of your living hall, but need to drive 20 minutes further, then pick those further landed house loh..

Personal preference right? For you, you like type 1, but for me I like type 2 mah...

So, both also got pros and cons woh, if first type can success, why second type fated to fail? doh.gif

puchong place got cyberjaya, putrajaya and subang not far away as booster.
also reasonable distant to kl + lrt connect from puchong, subang to kl.
and puchong is part of the klang valley. PJ also and even have MRT.

semenyih pretty hard to reach macam puchong or PJ. for next 5-10 years.
but only nice and decent lifestyle G&G landed.

aiyo. lrt of coz later when complete lar. oledi buidling there mah. unless only talk nothing there.

unless when they start building mrt2 or mrt3 which can only complete by 2020+ andthat time sudah ada plan for Semenyih....

u can predict better than me. i only see what is going on only. which mrt1 and lrt sudah in progress. and mature puchong, pj township will getting well connect. mrt2 and mrt3 wait to confirm. if everything accordingly should make the whole klang valley well connect to kl and other prime places.

semenyih still need some time which i also unsure for certain things. sound like u sibeh can predict well than me.

If you only see what is going on only, then most likely 10 years ago you also have the similar comment on Puchong / Kota Kemuning / Setia Alam as well.

I really want to look at the Master Plan of future Semenyih before I comment further.

A few years ago, there were people who had lived in Bangsar and PJ that sold off their houses at high price and bought cheap houses in areas such as Kota Kemuning, Setia Alam etc.

The profits could be useful for retirement or children's tertiary education etc.

Thanks to the movement of these affluent people, the newer townships grew to be areas of desire.

There may be affluent people who will repeat the same process at Semenyih.

u got freinds move from setia alam to pj , i know lots of friends move from so call near to city condo like PJ/setapak to setia alam, kota kemuning, sungai long...

u know la...family grow bigger, stay in condo very sienz...sibeh small the space...if wan buy bigger space condo, the mainteance fee is like a killer......

so normally what i see is my friends will stay in condo when not get marry, after get marry, got kids, all move out to township landed...then the condo rent out to working class or students, sibeh zhap the condo environement...

10 to 20 years ago, when u buy puchong/setia alam/kota kemuning, ppl will laugh at u sibeh stupid, buy so far away location.........

even buy at mahkota cheras/sungai long area, ppl also laugh at u stupid la, buy so far, cannot success la...


those ppl who laugh at those buy landed at puchong/setia alam/kota kemuning, miss the chance to get a landed, maybe now still stay at those condo.....with 6 ppl for whole family in a small built up condo 1000 sqf, need to discuss who should share the bedroom, and headache on the carparks...and never ending increase of maintenance fee...

Dear tai gor sekalian,

The price in EM confirmed frm rm580k and sales package belum tau...SA told punya..
Maybe got disc..who know...the RM580k is for the 20x70 terence which has a built up of 2k sqft..
The whole township project will take about 10 years..as per EM master plan..
To be like PJ in 10 years time..my personal opinion is not possible...it may take more than 15 years..
SG long ady more than 10 years still belum like PJ or kota kemuning...
Still way to go ard Kajang area...

I don think so, sg long is so much well develop with mix of landed residential, condoand commerical, even school from primary to univeristy, all within sg long area, not to mention MRT which is just few km away...

Imho, sg long is already on par/ better than kota kemuning.....

Pj is at very unique location, fully develop with residential, commerical, education, public transport......

No place can beat PJ for the next 20 years exclude kl city center,,,,


Semenyih most likely will become like sg long/setia alam/kota kemuning in next 5-10 years....a stand alone township development....ppl will forget to call this place as semenyih but will call it as setia eco hill...

Just like setia alam, nobody will mention is shah alam or meru.....but only cal it as setia alam...

For me, not necessary must be like PJ, it was a fact that PJ at a very strategic location and a very matured & old township.

It is not bad to be like Setia Alam, Kota Kemuning or Puchong if within 10 years time.

I also very agree that after 10 years, ppl would call it SEH or EM instead of Semenyih.

In fact, SEH already served as the landmark for Semenyih currently, not surprise it will replace the name of Semenyih one day...

Setia Alam / Setia Ecopark in northwest and Setia Ecohill / Eco Majestic in Southeast.... thumbup.gif thumbup.gif
