Attended a seminar in Techology park Malaysia. The seminar started at 9am, so do a testing time taken from Semenyih Lekas toll to TPM.

Route chosen: Lekas -> Silk -> NSE (kajang - sungai besi)
Toll: RM 1.10 + RM 2.00 + RM 1.80 = RM 4.90
Time taken: Depart ~ 0754am, reach ~ 0832am, ~ 40 minutes...
Distance travel: 30km ++
Jam area: 1.) traffic light from Silk to Kajang NSE, 2.) Bulatan turf club...

Great.

Also be noted that 20x70 type and 22x 70 has no
more backyard of its own.
Others have another 3 ft of your own space.

The SA claims that back yard is 15 ft
Wall to wall wide. Inbetween is
the mini linear garden.

All these areas are the common beautiful
area cover and look after by the maintainance
cost you pay.

What are the other differences and advantages
of the bigger units unknown here?
*
If I recall correctly, It should be 1A 20x70 and 1D 24x75 is fully extended. while 1B 22x70 and 1C 22x75 is with 3 ft own space.

Yes, the backyard, back to back is 15" ft.

Bigger units? Perhaps u should ask the SA next week and remember what tiles they are going to offer plus the verandah.

If not mistaken, you have 3 feet, opposite neighbour have 3 feet and common area is 8 feet? All will converted to garden landscape, only walkway and no tarred road. Kind of open concept, but at the backyard..  tongue.gif  tongue.gif

20 x 70 and 22 x 70 xde family hall at first floor..

22 x 75 and 24 x 75 ada family hall at the first floor,

that's the biggest difference I can observe from the house layout plan...  doh.gif  doh.gif

Hmm, the 15" ft backyard is not inclusive the two units, 22x70 and 22x75" own 3 ft at the back. Unless some changes after I asked last 2 weeks.

22x75 has the best internal layout, 30ft from living to dining hall ( longest type ) meanwhile 24x75 has bigger family hall at upper floor and longer car porch. Both are quite equally good IMHO.

Chris gor, I do ask.. They said will use red clay brick, and will use the mixture of ceramic / porcelain / homogeneoud tiles and some are 2 x 2 size... thumbup.gif thumbup.gif

Chris gor, I think you are correct, some DSL units have "yard" in the layout plan some don't. I can't recall which one. Most likely this "yard" is the 3 feet backyard you refer to.

For Cluster / semiD unit if not mistaken, they plot "entertainment kitchen" in the plan as well, said can convert it to become tiny lounge bar... sweat.gif sweat.gif sweat.gif

30ft living will be very spacious, wat I concern is the ceiling height (concrete), grond floor shd hv at least 10.5ft, 1st floor at least 10ft, anything more than that is a bonus

I doubt, you better double check, clay brick shd be for party wall only
2'x2' is nothing special nowadays

Top gun gor, hahaha.... yeah, maybe you correct, I just listen listen, maybe wrong. Either one, also okay nia.. more than 10 feet..

Anyway, for some house models, you can see got some model got "windows" below the roof. SA told me is because for air ventilation.. That's why I thought first floor is "11 feet"... sweat.gif sweat.gif
