I still think first launch price should be around 550K. 580K represents high profit margin.

SEH 1 20 x 70 starting from 468k if not mistaken, Aquatilis unit with about 1800 sqf buildup already 528k, do you think 500k is reasonable?

Personally I think 550k for EM 20 x 70 is a more acceptable price, since it is non-DIBS unit, and now just about 6 months after SEH 1 launched.

600k will be a little pricey, but EM will claim they have better landscape and township design I presume..

it's GNG township concept. not just a landed. u not only getting a landed for yourself
also a quality township share with other owners within.

if landed at semenyih without nice gng township below 500k. plenty plenty choice.
