Eco Majestic will not sell cheaper than SPS product.... should be same or slightly higher.

If EM is selling at RM600k, they are very very profitable!
Easily 100% profit from their cost.
Even selling bungalow lot at 130psf, it is also very profitable.
I know one township by well known developer which is a listed company,
To build a link semi-d by subcon, the cost is RM100k include everything for the building only.
But developer was selling RM800k for the very first phase.
So, buy lah....
The more we all buy the more I make money from other ways. thumbup.gif

SEH tak ada 10% staff discount, it was x% discount across the board, limited to staff units only. Staff who got units under the public category is not eligible for staff discount at all wink.gif

My assumption is 1400@160psft and built up (2000 sf) @180psft.

This already included profit margin and cost of infra.


Building specification is CONQUAS 90% and above quality.

Assuming the above correct, the launch price should be around 620k, then 6% discount for early bird so the final price is close to your estimation

Seem RM580k - RM620k price range is acceptable by forumers here for this area. If (only IF) I'm the developer, I'll price it at RM630k - RM650k to test the market and make more profits. Give disc later if tak laku lor...

Actually the developer can simply put up the price. They have to work with valuer and banker closely and identify the higher side of reasonable price possible

Wao! Within few hours, the price already shot up to RM650k for the 20'x70' terrace. ohmy.gif
