to me.. i'd like to have balcony la.. its good to walk out to balcony n watch things haha.. but i don wan to have balcony without "roof" coz those uncivilised ppl will most probably throw things from the higher units.. thats y i asked if the unit above me has a balcony.. haha

with balcony better. some how balcony is a thing u might only hang out once in a month or once only within few months.

it might look not important to have. but sometimes u feel u need it... to stand out of the box for a while at your home.

for long term...better to have it, more homey feel. classy look also and not so hotel/commercial feeling.

investment wise...on appreciation... also better.

You are quite right but the "chinaman" in me will tell me that there is more value in actual "daily usable space in the living hall" that u have paid for in your SPA and will continue to pay maintenance fee every month rather than a space that u visit when u have the mood n need to clean somemore tongue.gif

Especially there is a roof top facility also

Anyway, this project is majority aiming for Gen-Y and yuppies so chinaman better be silent tongue.gif

but balcony or not, the size is the same, so i presume that the units above you if really throwing rubbish also wont fall into ur area, unless for some strong wind or smtg.

coz from the building model.. there is ntg to cover j-9-1.. but for me.. i still have j-9-1's balcony to cover me from above.. if u get wat i mean.. coz many condos n apartments they r facing this problem.. the lowest floor will accumulate alot rubbish..

lol... ic. but some how people lazy to get out and go on top... too far for them..too much hassle..macam need to get key and access card...walk out... lock door....wait for lift go up..... and less privacy.. coz still condo common area.
they just need a few second to cool down or just few steps can walk out and still within your unit.
at the end different people different need. kekeke

That's happening in quite many cases n worst for lowest floor; can collect chicken bone, ice-cream stick, mineral water bottle...

Some lowest floor units may want to build some awning/canopies to cover but since involve the whole floor n for esthetic purpose, need to build same design for all units. And JMB/MC need consent from 100% of owners, which is almost mission impossible

With balcony will get better ventilation, that's important to me. Another thing is majority of units are without balcony, so when comes to rent or sell it will probably have a higher chance to be selected.

As i know, there is limited units with balcony. They are the first and last units for each floor.

Therefore, units with balcony should be quite enjoy and special as neighbor got no balcony.

Me neutral on d balcony. No balcony got more liveable space which is impt as the bottom floor of the duplex is quite small ie 400sq ft n the balcony will eat into the already small space of d living hall but setback is without balcony thr is no space to hang out ur washed underwears. To overcome this hv to buy drier.

From Feng Shui perspective, it is good to have balcony so that you have 2 intake source of 'qi' to choose from as main intake source.
