Yeap AP obtained already. Brochures heard ready soon.
Guess i wil sign the S&P in 2 weeks time if everything goes right. =D

Maybank LO issued. Waiting for RHB & UOB offers.

My RHB LO expired d on 16 Dec, need to resubmit and subjected to approval again, really sien zo...no mood d...wait till final stage then LO expired....sigh...zalam zalam...

Yes they very stupid. According to my banker friends, they can extend the LO period, normally one month is possible. But they insists want us to sign it within 2 weeks. Hello, not because we dunwan sigh, but wanna make sure zalam has confirm all the things In B/W before we sign LO and S&P.
According to my friend, don't simply sign LO if not confirm the purchase, as once they prepare the loan documents n stuff, you'll be charged if u cancel the LO!
Bank SA just wanna make sure they got their client LO sign n get commission then ciao. They won't care If you r in rush or wanna extend. I stil have a week for maybank and wait for rhb.
If really they not willing to extend (mostly no problem according to my banker friends), then just cancel it. No big deal.

And heard now lawyer schedule full and probably wil wait till January.
Wonder how they plan their schedule for buyers. Based one FIFO purchase? Or on every floor/block? I'm stil yet to receive any call from lawyer on signing S&P. How efficient are they leh?
Previous projects did it very efficiently by calling us to get ready to sign inadvanced. So at least we can have a better plan on our schedule, but not last minute just follow lawyer schedule..
And if S&P signed in 2014 affects the 8% rebates or DIRS, then I wil cancel str8 away. Heard it's safer to sign it in 2013.
Well see if zalam want our money or not.

Anyone had signed the SPA? Even agent claimed can sign SPA but have anyone sign yet? Think the proper procedure is developer has to send out a formal letter to inform those who booked earlier to inform SPA ready to sign.

Heard they have arranged S&P to be signed since last saturday in the morning for 2hours. Guess just 2-3 already signed. Well Never see any proper procedure has been done for this project.
No formal email, no formal letter sent to our address while I almost everyday received brochures/doc from differ developers. Even i dont need those doc, but it seems professional & presentable enough.
Maybe they wil do more Advertisements since AP has been obtained. But dont highly expect from zalam.
Lawyer also should call us when we are free to sign S&P. No one call me now? means I can wait till end of jan or CNY only sign lo?
Please arrange properly..

I am really upset and disappointed wt the arrangement, told me lawyer will call me b4 Christmas, asked me apply loan in advance la, tis and tat, zalam wt SA, zalam wt panel bank, zalam wt lawyer, wat else in future??? They really think that i am buying vege wei.....apa pun belum nampak....sigh sigh zalam zalam....

The proper procedure I think should be to send out a formal letter to us to inform the AP obtained and ready to execute SPA within stipulated time.

However, prior to that, they should also provide us a notice on the panel banker list so tht we can start to apply loan. (although some of us already submitted the loan).

Maybe write to Zalam? haha
Hope someone can initiate to write Zalam a formal letter to inform and complain.

Yeap. proper way but not just by whatsapp. Ive seen EXSIM, SDB, HUAYANG doing very well in this aspect. very professionally well plan on each procedures.
Email would be more proper way. Well alots things we already not satisfied. What can we do? UNless we cancel the booking.

Dont know what would happened after signed S&P, sure many issues again during the construction til VP or after VP by lookin how they doing it now.

According to them last week, brochure should be ready this week.
Latest news today. NOT READY YET. will inform us once ready.
Omg, please send to my company and print la, 3-4days gao dim.

I oledi kaku wt all this news and info, SA shame to update me anymore...is 1sentul experienced the same arrangement previously? Or this is the assigned agent issue? Or is the ability of the project manager?
