My semi - D is 42x80 which means 0.08 cents psf.
I think it is reasonable considering the landscape and facilities that i get (excluding the clubhouse); alot of green; town parc, waterway.

should be 3 guards cover 12 hours shift and other 3 guards cover the other 12 hours.

i assume hourly rate is RM10/hour, so should be around 22k monthly.

Great assessment; I would think so too, there would be some minimal MF to offset the cost of guards and patrol around the DSL vicinity. All in all, got proper planning in the pipeline, hopefully the execution goes well too.

By the way, i plan to sign my LO today. Can you guys help to give some opinion which offer to take:

a. CIMB blr -2.4, fully flexi, 90% full loan, rm200 set up fees, monthly rm10 for maintenance, current account with cheque book. 35 years tenure. No MRTA/MLTA

b. Hong Leong, blr -2.4, semi flexi, 89% loan margin, no set up fees, no monthly maintenance, no current account, 35 tenure, optional renovation fees RM94k (interest follow market rate after VP).

haha...last year i hears setia eco hill will launch at 300k++ also...when launch this year, 400k++...

so i estimate ecoworld just test water only, spread the news will launch at 500k...next year when really launch, will at least revise to 600k...

No matter how other developers leverage; it wont be as convenient as SEH/EG/SEH2. Take MKH Pelangi Heights - they are developing huge bungalows with huge land size, but in actual fact the project is after Kesuma Lakes - another 3-5KM from SEH and not having the infra - doesnt make sense to pay premium. But, upon completion of SEH2, maybe MKH, Kesuma and project further down the road will pick up in value.
