Yeah, as we discussed earlier, it would be imperative for all buyers to agree, which i think they will and Guard house will resemble the one near WC. So, all in all, it would be a gated & guarded concept should everyone agree except that DSL owners wont have maintenance fee (is there any should this be built?)

Agree. Many people will migrate from SPS to EcoWorld - but EcoWorld have only a few projects in the pipeline so, not everyone will have opportunity to move. Also, when the key ones leave, some junior ones may opt to stay on since there is prospect to move into the key areas - all in all, there could be some gain some loss, but the company is built on sound foundation and principles and I still have faith on their ability to deliver excellent township going forward.

Bro Akh, your statement is true that from Lekas there are other highways that need to be connected to for someone to get to work.
But, isnt it an advantage as you variable routes as an option to get to KL rather than having 1 that bottlenecks every now and then.
Also, why people heading south do not use the LEKAS route; this is because, to get to LEKAS, you need to get to Kajang and then Seremban and then you can have a few exits before you head south to Melaka / Johor. It is known as Kajang Seremban highway and thus, it conveniences those who live in Cheras, Kajang to get to South and for Seremban folks to get to Kajang and then KL. For people like me who stay in middle of Kajang, I have to get to Sg. Chua and then Kajang (NSE toll) and head to Seremban - which takes approx. 1hour. But, Lekas, cuts that time by 15-20mins. So, its all about your location and how these routes works to your advantage.

Anyone with any updates from Setia re. SEH's move re. DIBS? Booking price remains the same? Rebates? Or DIBS still on? It looks like everything (loan agreement, S&P signing, etc.) will be delayed. Hmmm

True enough. As admitted by SPS itself, I dont think they will competing directly, there will be competition and ppl who fancy LKS work will eventually follow EW, but SPS will also prosper hand in hand with EW in areas where they have neighbouring lands.

My house 3km from Kajang town bought in 2008 - freehold - at RM250K and is valued at RM850K by banks in 2012.
The price had increased 3 fold in 4 years - so, relatively, Kajang is booming and now is Semenyih's time - Kajang / Semenyih has its own attraction values; nearest to Putrajaya, less traffic en route to those working in Nilai, Putrajaya, Cyberjaya, Serdang (UPM, Hospital), IOI, Puchong (to a certain extent) and somewhat near to LCCT and KLIA.

Obviously rental sucks in comparison to those hot areas but appreciation in value is equally there.

i think for DSL will need community who live there to set up and decide how much maintenance fee should be collect...well, total 4++ units for DSL, imagine 85% pay the monthly maintenance fee with RM100, so total about 34k monthly...hire 3 guards is enough....will cost about 22k monthly...still got extra 12k everymonth...can use this as accumulate fund to set up cctv and autoboom gate in future..maybe some nice landscape on the garden too...

Is this quite the thing - from what I understood was that, the development of SEH will bring in huge traffic as there 10k houses planned in this township (including apartments) and having a school inside will surely attract traffic. Those who commute via Semenyih town will know another 5000 cars accessing this road on daily basis will be a killer hence MPKJ ordered for an access to Lekas relative to the size of the township. Nevertheless, it is SPS hence approval and work got underway with ease without hiccups - doubt any other non GLC developers will have such power but having an access is a good thing, not just for SEH owners but residents in Semeyih who are willing to fork out another RM1.10. Win win for all, SPS can price it at a premium, owners can have ease of accessibility and surrounding areas will boom as well.

ya...actually the direct link to lekas is really a good thing implement together when the SEH 1st phase handover...

u can see the strong will for sps to develop this area....of course after that MKH and eco world will tumpang this development and sell their product with premium higher price....

and this direct link, can benefit to other GLC UEM Sunrise new developerment call Serene height whcih just on the other side for lekas...

Depends on what you want lo.

CG = 200++ acres hence I believe, if they landscape it well, it would be very exclusive township with limited no. of residents and this will allow you to have the exclusive living conditions
SEH = 600++ acres, well planned but moderate to high end mixed residential hence, not so exclusive but for the privileged owners, they have their own benefits. All in all, this township caters to all from medium to above average income earners - not so exclusive but balanced township.

But, SEH wins in terms of location - so, you decide what you need, luxury or convenience - for me, it was convenience then luxury.
