BBC(Bad Boy Cooks) is significant crowd puller during lunch and dinner at Oasis Square. Their placement of main door facing the large empty space may turn it into a "Brio Square" of sort. That space got to be spruced up to a level that befits a main lane and an area that faces and leads to the main entrance of Brio. Obviously any discussions with BF to find a permanant solution to the many issues created by them must include improving the image at that location. In fact BF has suggested a "3D Wallpaper design based on nature theme in line with Setia Walk environment" at that location. Not sure whether that is a good enough and a long term workable solution acceptable to residents/tenants/owners and thus JMB.

Haha, Brio Square.... i dunno which genius provided that kind of name.... It never that huge to call square.

It always wet, dirty on that area. Much less desire to camp there with loud music around.

Hi a123,
It is good to know that there will be good changes..
But make sure the changes won't make the place messier . As Mr ibbrio said, outsider are already misusing the residents' square.

Fengshui wise, R2 entrance seems darker compare to the other blocks due to the BF wall and the lack of water features which R3&R1 have it).

Also, 3D wallpaper not likely can bring as much movements as water feature, in my opinion, obviously it is not good enough.

May I suggest JMB to focus on this matter, to make R2 entrance a better looking surrounding. Thanks

Haha.... it felt like two worlds apart, the facing commercial units and the facing forest units. I enjoyed opening my balcony door wide and enjoying the breeze and night scenery, no noise except some dogs barking below. You can see the moon on good nights from the balcony and also sunrise every morning. Perfect!

I have to agree with you. B4 I rented my unit, I am fixing some fixtures there and I opened the sliding door facing the jungle. It's breezy and nice, without sound pollution. At the high floors, no mosquitoes bother me though

These are all the SW visitors (mostly Chinese) who took advantages on FREE PARKING by claiming as SW visitors.

There are many issues and many parties involve. Any solutions got to be legal, able to satisfy most, if not all parties and must be enforceable. Bear in mind there is also a on going legal case with BF. These rules will apply to all operators in SW.

Simple solutions such as operators
1. will lower volume of music
2. will forbid their workers from lepak at main lane area
3. will allow a public path way in common area, etc

are impossible to enforce and thus not good enough.

Solutions which are probably more acceptable to residents/tenants/owners would probably be along the line of

1. Only soft music without any DJ announcements are allowed after certain night time at open common area. After another later time no speakers at common open area are allowed to be ON at all. Speakers can be confisticated by JMB security guards if they are on after the cut off time. Within their confined/closed premise no limitation on speakers.
2. Got to renovate such that main lane will have a main entrance to premises. Then workers will naturally not lepak/hang around there.
3. Common area being common area cannot have fixed furniture. Jmb can redirect placement of furniture at common area if it blocks public passage at any time at its sole discretion.
4. Legality cannot be compromised.

Above are simply ideas being thrown around. Any other bright or even dump (but practical) ideas would be most welcomed. Your comments please - but be warned not to discuss/comment on BF case in particular since it may be sub judice to do so, otherwise be prepared to "face the judge" !

At the momemt there is one exit each to Jalan Wawasan and one to LDP. From the maps provided by developer, there will be another exit directly onto LDP once Trigon is ready.

Where to park residents's visitor car when the allocated car parks are full? Park behind SW road or you think is reasonable to ask them to park at paid public parking at level B1? Only RM2 for first 3 hours.

Hi peeps. Would it be a good idea to have nice children's playground equipment at the open/empty space where BBC restaurant/Brio entrance is facing?

Locations wise, Brio is at the centre point between two blocks,
I prefer setting up something more symbolic like mini Statue of Liberty.....mini Eiffel Tower....... and it is more appropriate to be called "Brio Square".......rather than having the children's playground which we already have in 7th floor.

Due to that area being always wet, annoying noise of the children, as well as the rarely used zigzag shaped slant lane at the entrance, is it suitable? Would it cause R2 lobby to become a hotspot for them to hang out?

That's just my two cents. Thank you.

could you discuss with bf to build walls/doors/windows surrounding their premises?
this way they can just shut it and contain their loud music to their wishes
their main objective is just business
the louder the music the more happening hence the crowds keep buying beers

look at awave. good example.
their music is within their premises and is not as loud until residence blocks

otherwise can they reduce their volume to a certain decibel? like max 60db?
right now even before 1am is just way too loud
it is like blasting from the live band singing the same songs on and off
it is like they need it to pull crowds desperately
even when it is heavy rain

noise is still a main and major issue.
i really wonder how residents can tolerate it?

someone already highlighted during 2nd AGM the noise vibrated through R1 to R3

a123, on the car parking areas for visitors, it is not from visitors
it is from the public who illegally park outside along the road behind residence blocks to get into sw commercial areas and cinema
i'm sure you can see it again on 31 Dec the mother of all parties ending year 2013 for SW

i voted for those staying in sw but it looks like more are nominated but not staying in sw
when someone does not stay in sw, the priority will not be priority. not that they will not do a good job but those staying in sw can understand and experience the situation better than those not staying in sw
i hope a123 can motivate the current new JMC team to work harder as every team needs a strong leader
no. 1 priority to solve the noise issue and consistently work to improve security level at R1-R3

traffic quite smooth except bottleneck the bus station before persiaran wawasan which created the slow effect (the effect which many may think heading to sw) as buses and taxis stopped there

this is the secret to showing the effect of jam into an area
