If it's been priced at RM650psf, then it's a very reasonable price considering the fact that the up and coming project by SHC will be priced around RM750 psf

Saw their sales gallery at oasis ara damansara, but still not open to public yet. Their mock unit looks promising. I think the launch is going to be soon.

This is before discount price or what? if not, it RM800 per sqft, which is very expensive even for ara damansara.

From what I know, 3xx units..
Generally 800+ sf, 10xxsf and 12xxsf.
2br+2b, 2br+study+2b, 3br+2b design.
Starting RM650psf after rebate..

Sales gallery at Oasis Square.. Not open to public yet..

Actually do we want citta mall to become one utama? Meaning you have to fight and become kiasu to get a parking spot. I like to go to citta for grocery shopping, eat at papparich and sometimes chilli's. To me, it's how a neighborhood mall shud be - easy parking, not too crowded with ppl from other places and reasonable number of shops to do basic stuff. I dun get the comment that citta mall is "dead" or "boring". Perhaps our benchmark has always to be midvalley, OU and pavilion? The relatively quiet scene is what selling Ara Damansara right now. It's just a matter of striking the right balance between what developer is trying to sell and what we perceive to be the fair value of this area.

My2c about Ara Damansara overall.

Overall I like Ara Damansara. Accessibility to major roads are good albeit the traffic congestion along Jalan Lapangan Terbang during peak hours.

My biggest concern is the developer. This is their maiden project. They have no prior experience in property development.

On 20 December 2011, LPSB entered into the JVA1 to develop the leasehold land of 99 years (expiring on 4th September 2097) held under title known as Pajakan Negeri, 30313, Lot 64211, Mukim Damansara, Daerah Petaling, Negeri Selangor, measuring a total area of 9,966 square metres (“Ara Damansara Land”) into residential premises (“Ara Damansara Development”).

Further details of the Ara Damansara Development are set out below:

Land owner : Warisan Suria Network Sdn Bhd

Tenure/expiry date : Leasehold 99 years (expiring on 4th September 2097) (Note 1)

Encumbrances : Charge in favour of United Overseas Bank (Malaysia) Bhd (Note 2)

Approximate area (square metres) : 9,966

Category of land use : Building

Express condition : Commercial

Proposed development project :
One (1) block of serviced apartment tower with a total net saleable area of approximately 30,863 square metres with 1 level of basement car park and four (4) levels of podium car park together with recreational facilities and amenities

Total estimated Gross Development Value (“GDV”) : RM231 million

Total estimated gross development cost : RM185 million

Expected commencement and completion dates :
Barring unforeseen circumstances, the Ara Damansara Development is expected to commence in the fourth (4th) quarter of 2013 and is estimated to be
completed in 2016.

Current stage/ Status of approval for the development:
The approvals for the development and construction have been obtained. The advertising permit for the sale of the completed units has been approved by the
relevant authority.
Note:

(1) An application has been filed with the relevant authorities to extend the leasehold tenure of the Ara Damansara Land to 20 August 2112, being a tenure of 99 years from the date of the application.
