advertisement for the Capella tower is quite aggressive on FB, Iproperty and almost everywhere, wondering why after so long still not yet sold out?

pricing too expensive or the developer reputation no good?

Hi All, what is your view on the Capella tower? The sales seem slow for this project.

The location and price should be okay in this area, so why no one seem interested? I am seriously consider buying

honestly the area is good, just that the development progress is very slow.

Thats what i thought too, the location is not bad, pricing also quite close to is neighbour Jaya One sub-sales and the newly launch Biji at s17, so what is the reason behind the slow sales? After two years of launching, only a handful has been sold, this make me wondering whats wrong with this project

This is a large mixed development project, all small unit (Block D&E) already sold. currently only left with Block C, the price is quite exp (750K++), that's the reason why the sales is slow (just my opinion).

When u see netting around means no end..... could be forever.

Once they dismantle the netting and with painting (exterior) means they will need another 1.5 to 2 years

Once they packed everything as in cleared the site they will need another 6-8 months

i signed S & P with them since 2011, any advice what action should be taken? it is supposed to be completed by end of 2014 as stated in the agreement before implementation of GST. Now we kena charge GST.

and the f8cking bank disburse the amount to them already because they claimed external plastering whereby now it is still covered with green netting.

You SPA mention to be complete by Dec 2014? i tot they already put in S&P 4 years time?

Mine's signed on the May 2013 and indicated 48 months (4 years). So i guess they have to deliver it by May 2017. If not by then, I guess we all can do something about it.

According to SPA, the developer need to compensate the purchaser 10% p.a interest based on the Purchase price if they failed to deliver the property on time. But looking at the progress of the development, it is likely to delay.

I think they going to delay in handover the property to us.
Based on contact they need to pay us 10% of the property price as our compensation.
Looking for lawyer to find out more about this.

I bought the pacific 63 in Dec 2011, til last Dec 2016...

Is was ald 5 FULL years...

It was ald over the rgpt period....

But still, not yet completed... funny.. yawn.gif

the pic said "should be" vp by Feb then delay to April then....maybe June or July now...
