this is soho..

is is not 10% based on the snp price counting fr the stamped snp date but...

it count based on how much loan was released...

so mot much "meat" to eat actually.. dry.gif

exp, final 15% loan lets say is 30k was released on 1/1/17, and completion date is 31/12/17.

so, developer wil only compensate the 10%p.a based on the 30k =3k to ur pocket only, if...they willing to pay the full LAD..



my snp was dated April 2013, so ngam ngam 48 months now..

close eyes it will take another 18 months the min, or maybe 2 yrs or more based on currrent progressive status.. shakehead.gif

I really pity all the buyers for this project.

First of all, the developer promised TAR College, a lot of investors went in because they thought easy to lease out ....its CANCELLED

Secondly, the promised shopping mall is now converted to small office I heard....

Thirdly, are you sure Star HQ is still moving here?

Lastly, the delay in the project...if you think you are going to get full LAD, dream on.

All buyers of this project should form a group to protect their legal interests.

Agreed, we should form a group to protect our interest, from the day i purchase until now already almost 4 years and now i am serving the full loan without enjoying the benefit.
Let's form a watapps group chat and we can know the status of the project from time to time.
Anyone go to the developer office and file complain on the slow progress?

It is stil a loooooong way until the completion, nothing much can be discuss even in the whatapps owners groups...
And, this thread is not really active, maybe kucing 2,3ekor saje in the whatapps group soon... doh.gif

Add me into the buyers group too, i purchased mine since 2012 Nov.

According to a friend of mine who's husband is the building material supplier to this project, the developer is facing cashflow issue. The building progress is still on going at the extremely slow speed.

Gather the group and start collecting proof.

All the promises made before you purchased (especially in writing), would help in your case in the future.

Do not let someone to get away easily for breaking their promises, also get a lawyer to write to them and put on record that LAD kicks in now and chargeable at the rate specified in the SnP.

Do remember that your SnP is for commercial property so plenty of provisions are in favour of the Developer.

Pacific Star Capella buyer can join as well?

Previously developer mention its due to local authority complain that's why delay completion. But like ur picture, seems will delay A lot then
