Damn difficult to get through the line...must be a lot of ppl camping tomorrow then..

Here's what I found out before line got disconnected.

Check issued to their panel lawyer: A. Rahim & Co.
Check amount: RM3,000 (1 per ballot)
Only 3,000 ballot will be released, first come first serve basis
3,000 ballot will then "lucky draw" for about 2100 units on 28/9 (if haven't been sapu'ed yet)
minimum 280k price doesn't include parking (atleast what the SA told me, this is probably bumi price as well)
with 2 parking price starts @ 318k
includes 4 a/c and 2 water heaters (this one not sure for all, early bird or just for 318k above units)

Disclaimer: for absolute correct message, please call mah sing yourself.

Was informed by SA they will forfeit RM500 - RM1,000 if u dun want to buy once your ballot no was chosen

that's not true. I've clarify this with their staff via email. See their replied.

2. Deposit will be refunded on the following day if you wish to cancel the purchase/unsuccessful application.

My concern is wat if yo ballot no was chosen late
Yo choice units mostly sold out
Those left over not very keen
If walk away, they should refund 3k to us

Under the HDA, the developer is not allowed to collect any booking/admin fee. 10% deposit is to be paid upon signing of SPA. The act of collecting such booking is illegal.

Likewise, the act of forfeiting such amount as processing/admin fee if the purchaser does not sign the SPA is illegal. The full amount must be refunded in full if the purchaser does not sign the SPA. The only way for the developer to forfeit an amount is if the SPA is signed but the purchaser fails to obtain a loan. A nominal sum of 1% is allowed to be forfeited. This is provided for in the Schedule H template in the HDA and you can find it in most SPAs as well.

If the developer refuses to refund or forfeits a portion of it, you can go to the Consumer Claims Tribunal and lodge a complaint. You do not need to appoint a lawyer and can act on your own. There have been successful cases before where the developer was ordered to refund any forfeited sum.

Finally , manage to book a unit before ballot system start . btw heard that their aptl permit haven't approve yet , so just wait for that to sign spa .

My boss is VIP person on this preview I just follow and tumpang boat , that sa said start from tomorrow all unit reserved for ballot system , so no time to waste anymore , BBB !!!
