I think people may have dilemma in choosing Pavilion BJ and Novum BS, i think BJ more for own stay and BS more for investment?

higher risk, depent on the mall. I know pavillion bukit bintang is very good.
but this is pavilion BJ, if the mall run bad your prop run bad.
if the mall run super ong, your prop run super ong

this BS less risk,
the enviroment is here, with the place call BANGSA,
but ofcoz the price won't boom up like BJ once the mall run very ong

yes, investment still BS a safer bet. Higher rental and those leasehold nearby already fetching 900-1000 psf.
