Shoplots downstair, they should invite more people to come. Don't think they will have perimeter fencing.

Since the hotel is there, I think they should attract anchor tenant like starbucks, coffee bean, secret recipe, 7e n etc to rent the shop lot downstairs.. not sure what their strategy is.. but there will be open bazaar behind the hotel if I'm not mistaken..

yeah having the same issue as well, due to letter of offer for loan is more than a year. Contacted the bank for the copy of those said documents and may take another a week to obtain that.

Is our parcel declared as strata title? or we need to do it after completion?

In their offer, they said that the sinking fund and maintenance fee are free for first year.. but I can't find any in snp.. is it unwritten agreement or i was wrongly informed?

how much is it the sinking & maintenance fund? I might informed wrongly but is it 0.22 psqft? in which roughly +- rm240/month?

I asked the same thing with the lawyer. Lawyer said need get clarification with developer. I called n they did give their word it will be free for 1 year. I just ok la. But its just a verbal promise which leaves me uncomfortable.

Yes, its 0.22psqft. But as usual that is only an estimate. It will be revised once jmb is formed. With gst n all price hike at the moment, high probability it will be increased.

Need to do early calculation as once need to pay full, need to prepare around 16++ + maintenance fee.. which is about 2k per month.. phew...

And by the time our property is completed, title transfer during vp is already enfored. So, prepare alot of cash b4 vp

And under new strata act, our parking lot may be added to our maintenance fee calculation. Im not sure how is the calculation, but its there.

Some good news though, home ministry is working out a proposal for serviced apartments to get same treatment as normal residential property. Hope by our time it is enforced so we pay lower bills n tax
