Are their financial really strong enough to build all at the same time? Even some o their project sold less than 60%... I doubted...

Base on my analysis and current selling price of The Treez, I come to conclude below;

BUY The Treez +/- RM600k year 2000, now sell >RM950k --> Profit RM300k
BUY The Leaftz +/- RM650k year 2011, only pay RM350k --> Profit still unknown. But the money take out from pocket only 50% of selling price.
BUY Twin Arkz +/- RM750k year 2012. The area of BJ and side by side to CCC and Berjaya coming development project, I believe the selling price can goes above RM900k. I presume The Leaftz make 0 profit. Twin Arkz easily gain another +/- RM150k
BUY The Petalz +/- RM700k year 2013, the actual only cost RM550k. By year 2016, I believe everyone will agree OKR already cannot find RM550k's service apartment?

From Exsim intension we can see one thing, their strategy is very similar to SP Setia (Most development is in Penang lately), they let existing buyer make profits from previous project (even for own stay, the buyer still will feel they are gaining from the project). One of the reason is their design is very unique and hard to find in the market (no doubt price is a bit high but still reasonable). Therefore, demand is always there.

I think the success would heavily rely on The Treez... the 100% sold out fast and furious. Their factory project in KD is nice!!!

The Leafz... majority units are sold d. Twin Arkz.. majority sold also. The Petalz in the process. The Rainz is future project together with this one at JTR. More are coming...

yes their maiden condo The Treez VP soon and I've passed by there personally dont like the color of building, they grey way too dark...and not really outstanding in my preference. Prefer Gembira Residence @ Kuchai more though.

JTR can still BBB ?
There are plenty supply there if inclusive of KLCC and Bukit Bintang area ? and bear in mind, that area is mainly for rental market. Investor is looking at the yield which is under pressure now.
and with the pricing wise and latest Budget issue , i do not think BBB scenario is hard for this project.
No doubt, their Treez project is very impressive in BJ.

I was one of the lucky ones that got to purchase Treez at the beginning,
Price after discount was about rm480psqft. Was a motivated flipper, sold it now below
market value. Also gotten the Leafz in Jan 2012. Bought it at rm450psqft after discount.
Gave a pass at TA as it was rm600+ psqft even after discount, Petalz as well.. the Treez does look good
now. Looks quite luxurious.. Wanted to hold but balls shrank in the wake of economy slowdown, prefer to hold
landed...

I dun think purchasing high rise is the way to invest in these 5 yrs.. Stagnation of landed properties and adjustment of about 10-15% downwards for high rise is expected.. Even selling the Treez is a good example.. So much harder compared to 2-3 years ago..

Somehow I agreed in lynnda's statement. How many out there not using this "add-up" method for total investment P&L? She just break it or focus in one single investment.

Getting ready my bullet since The Petalz launch... i hope this is a better bet compare to other KLCC-area coz it's cheaper and fully furnish.

BTW, the smallest unit is 6++ sqft - 13++ sqft.

A lot of Dual Key and Duplex version unit to choose from.

Highest floor is about 48 if i not mistaken... thats the pool area of course smile.gif

Just came back from their launching just now...

Phew... the food was awesome...place was well done up and most of all, even the invitees are HOT! ... EXSIM really putting a lot of effort on this project.

Nearest is Star LRT and MRT at Pekeliling flat area... but need to drive about 10 min..if jam at jln tun razak... will be much much longer time.. tat area jam kaw kaw during peak hours.

Its not really near to KLCC also.. just near IJN, national library, Titiwangsa Lake Garden, Hospital besar KL,
PUspawari and Hotel Seri Malaysia.... duno why so expensive.. rolleyes.gif

Definitely go for SetiaSky. really nice n luxury, very close to KLCC/tower view.
I got a friend bought the largest size 2years back, now rent to foreigner. ard 5k+ per month.
Well luck the foreigner company paid my friend 1 year rental inadvanced. like 60k+

Setia Sky looks cool from outside... but when go inside, the units are just normal and layout wise questionable. I think they provided common series of Electrolux?

The service corridor is incredibly narrow, but then again it is service only as they expect you to use your private lift. At the main entrance, the beam from ceiling make it look very low ceiling height.

Setia is still selling Tower C - Celeste and do not know when to launch Tower D - Divina as construction need to fasten as connection bridge with C.

Im not really sure. Perhaps the rental might be higher than I thought. I shouldnt be asking too details.
Just told me 12months rental inadvanced for his unit. and yes just renovated/furnished before rent to the Japanese.
Hes humble type eventhou hes holding 7properties at 29age. so dont think he wil rent at low rate.

Yea, very hardworking friend. knew him for 10years. bought his first prop when ard 22-23 by his own earned money.

I'm really surprise why no one mentioned about the poor location.

I used to work in Wisma Bernama, the building next to it. Bernama folks always have parking problems. They were supposed to build a multistory car park at the site where Expressionz is currently constructed. Actually i have pulled my hand brake on this property after one of my fren mention the location problem and personally i also went to the site and view it myself. It's seems like not a very promising place to invest.

Seems like parking and exiting from this site is a problem, due to the road is narrow and very crowded road nearby.

But about the soft soil thingy, i have no idea.

Love the design, and entrance profile.

The 1400sf Loftunit with huge master bathroom definitely wow >.<
Type E- 1 bedder 700sf price not exceed 1mil should be fast seller.

For me, Exsim is a really futuristic design developer, a boutique developer who aims for lifestyle living beside eco branding.

The best location among all projects sold by Exsim for me, was the Treez, slightly better than Twin Arkx and The Rainz / Seedz.

The best design vs pricing and facilities, for me, still Twin Arkz. Let's see how it fare after completion.

It would be great if all the current construction pocket developments can be completed and if they can build a mini township, say 100-200 acres.

Can consider other condo also, quite near to KLCC area, walking distance to lrt, 3 lrt stations to KLCC only.

I don't think so la. In the 80s some pensioners association bought the land for development project. Already did piling but donno why suddenly project aborted. All piling stuff already inside soil. so maybe expressionz developer just continue with old piling la. Can ah like dat.

The old piling was designed for say 15 floors. If now want to develop with 30 floors, u can reinforce the piling to cater for higher load...engineer's job

yesterday i bought 1 unit in expressionz no car park, car park only for duplex unit above 30th floor only, others need rent a car park unit, car park unit not for sale,interior design was awesome.and they give 15% discount for now,booking fee 18K,the cheapest unit also near 1mil.

doesn't work that way, my understanding is usually the new contractor will design the new pilings to be out of the way of the old existing ones. get what i mean? the land is so huge, they will have to design new pilings and redo it again which is not clashing with the existing ones. that was my previous experience with another project, they might have some other way to do it also.

They are liaising with 'hotel operator' to manage units for rental purpose on behalf of owners at the moment. Rental management can let them manage if one is too busy to manage. they intend to rent for short term stay too........

I see this as plus point for investors

Subsale prices now below RM1k Psqft.

Such a huge differences in psqft prices.

What Expressionz offer is dual key concept.
If say you compare 2 same size unit
1) one whole unit 2) 2 smaller separated units combined

2) will normally rent out higher and provide more flexibility
If we are targeting expats and tourists, they don't really need a big unit

They also offering some promotion package, so still not too far from market price, considering its new

Another thing to point out that Expressionz is very solid developer
Their workmanship pretty well received

Location wise.... despite the close proximity, the accessibility is far apart.... Setia Sky enjoy the conveniences of in/out KL where else for Expressionz if you are coming from KL.... you need to make big U-turn at Bulatan Pahang and trust me during evening peak hour... you wish you do not need to make that U-turn.

Setia Sky also enjoy the Underground MRT Station just next to its development where else Expressionz it is fair bit of walk and need to cross Jalan Tun Razak to access to the station next to Selborn.

Finally... small size in Expressionz does not come with carpark...

However if you need fully furnished package, hassle free investment with 5 years GRR, Expressionz will fit to your needs.

Its fine if you treat it as office since it is indeed a commercial title
As far as I concern too, we promote it as residential

1. Seems M101 SkyWheel could potentially block the klcc view from Wisma Bernama and Expressionz. Right?

2. Even worst, if the open carpark opposite Wisma Bernama one fine day converted to another super high rise building, then no more KL City view for Expressionz already, also Expressionz's sky facility at Level 48 (sky pool, sky gymnasium, sky viewing deck) will not serve its purpose already...

RM 1mil lelong price is already RM4.3k per month installment for 90% loan. This prop can get residential loan ka?

those without GRR memang fast fast die if just a normal working class joe and cannot secure tenant fast2.

How much is monthly GRR given for a 1M value property?
Assuming taking 90% loan, monthly repayment also 4.3k not inclusive maintenance fees.

So developer will now pay owner RM4300 (at least) starting from Nov?


p/s: above calculation is for residential loan. I guess this property need take commercial loan. higher interest, shorter tenure.

Yeah without GRR I tell you owners gonna get a shock.

Currently the development is overrun with Airbnbs. Bookings are sparse here because there are so many units available.

Even the major operator there is having trouble getting occupancy and has brought in other partners to help them with this.

Once the GRR term lets up I doubt the developer will continue to engage them and promise owners high GRR for the next term. Or if they are engaged, GRR % will be much lower and not even close to covering your loan.

I would think that occupancy rates are not even 30% when considering all units being used for short term rental.

I am also very skeptical about the potential for capital appreciation at it's already high cost of 1 million ringgit. I think much better gains can be found elsewhere.

The development is really really nice though. Facilities and quality of development is really good. Great project by EXSIM. So if you want to stay here, i'd say it's pretty cool but if you're looking for an investment, I'd keep my money for better opportunities.

The correct answer is: No. Non bumi cannot buy bumi lot unit via lelong.
Anything else is thrown away in lelong: low cost, rumahwip, rumah selangorku, PPR flat, government house, all will be no longer got rules/regulation/criteria to follow in lelong market. Anyone can buy.

But: Malay reserve land and Bumi lot unit still remain valid and apply even in lelong.

Walkable to MRT2 station? Confirm is not walkable to Kg Baru MRT station. I know Setia Sky Residence and M101 Skywheel will get the station just under their doorstep.

Or got other nearer station?

Stayed here a night using Airbnb to have more feel of this property. Duplex unit split up into two units. 18X per night. Ample of tourist walking in and out at this season.

In summary pretty nice condo more suited for investment and Airbnb.

rm18x per night is considered berry cheap......especially when you only booked for one night. if two week price, lagi cheap yah? like another 5 to 10% discount?

Yeah one night only. Fully furnished unit. With functioning kitchen, with hood and hob, microwave and dryer/washing machine.

Airbnb can ah 1 night. No problem. Mebe Fennel since I'm keen to explore the current promo.

will affect subsale more or less. some people will care.
remember pbb need a reserve of at least 15 years of lease tenure after minus out the loan tenure. Not sure if it still applies

what i view as major threats for subsale later. also applicable for GRR players:

1. commercial loan margin 80%. need to fork our 20% of >RM1mil which is about a good 200-300k cash in hand required.

2. shortened lease period. if by next 5 year after GRR cease and big possibility not renewed or renewed at a least favorable term, shortened lease period would be a challenge to secure interested buyer for sure.

in short, susah cari buyer.

Developers marketing is damn good. Riding on the property peak period there is a bit of success story to tell. When the tide goes out, we will find who have been swimming naked.

but to offload to another water fish in the secondary market is another different ball game.

It wouldnt state anywhere except in sales brochure...the apdl license below each project ....

Develoeprs words are gold or you insist of a written statement from developer.....


But developer also cant promise you anything concrete....bcos as i know, the lease renewal only can happen when the new building is finished....by that time it will be 3 to 4 yrs later....
People in local council changed gov changed macam macan pun change.....hence no one can guarantee lease renewal....

But i also know some project managed to renew the lease earlier....like when the ground work is started

But tis land is unique....rarely a land for redeveloped only left with 60+ yrs....

for buyer perspective... net profit RM1 also make money... "make" money very subjective...

for me 30% net profit is make money... more than 50% is hit jackpot... 20 to 30%.. is good return...

Good price, previously when airbnb was doing well. My friend getting 30-50% nett profit per month. One of the best performing airbnb in his portfolio. Dual key units are the best for airbnb purposes. Too bad now border restriction. Affected alot property owners.

The lelong Sold prices psf seems like getting lower.
So many lelong units for just a newly vped condo even before this pandemic period.

I am sure the new bidder probably just doesn't want to lose the bid due to compete with so many bidders, so just simply bid at any price.

1.26mil over 1244 sq ft duplex some more, is way over price.

That's probably a lie to say that 'his client' bought it for her 'own weekend house'. It's just a way to market to your fellow followers and show off that you are engaged to elite clients.

In reality, it's a dumb purchase to buy at that price. Guess that some gurus - despite teaching to their followers on how to bid from A~Z - failed to divulge into Chapter 14 which teaches that one shouldn't be too emotional during a bid.

That's probably a lie to say that 'his client' bought it for her 'own weekend house'. It's just a way to market to your fellow followers and show off that you are engaged to elite clients.

In reality, it's a dumb purchase to buy at that price. Guess that some gurus - despite teaching to their followers on how to bid from A~Z - failed to divulge into Chapter 14 which teaches that one shouldn't be too emotional during a bid.

I think if the tenant doesn't mind the weewoo weewoo, the rent is awesome, like way better than TR. Small roads with minor siren noises is still better than being next to the road and trains.
They closed off the facilities floor according to the video. Really wondering what happened to the management and could it be improved at all.

heard my mom said ppl with anxiety is extremely sensitive to ambulance siren, especially during covid
apparently her friend stay around there (near hospital), that time during covid ambulance siren non stop could really worsen the condition of anxiety.

management side i think small issue, tho it is an issue now, but it is not that it can't be reversed or leaving permanent damage to the property.
it will get better eventually, and when will it be? when less and less ppl choose to stay here, that's when they will improve

I'm sure Covid-19 gave us more diseases than just the flu and with this close close proximity to Jalan Hospital, I wouldn't be able to stand it even though I don't have anxiety but who knows maybe the tenants don't mind 😅

If the management will only improve when people start to run away, I think the best case scenario for owners is to hope that the management will never get better and request for lower management fees 🤭
