previous grr offer was 6% of snp price for 5 years. so shud be able to cover most of the committment. but the latest grr i offer i got info from agent was at 4% for 3 years.

what i view as major threats for subsale later. also applicable for GRR players:
1. commercial loan margin 80%. need to fork our 20% of >RM1mil which is about a good 200-300k cash in hand required. 2. shortened lease period. if by next 5 year after GRR cease and big possibility not renewed or renewed at a least favorable term, shortened lease period would be a challenge to secure interested buyer for sure. in short, susah cari buyer. |

i think first hand buyer not having such a tough time to purchase the unit from developer kot. GRR, heavy discount (presumably), MoT absorbed by developer (heard from fren), low booking fee etc etc play the advantages for the first hand buyer.
but to offload to another water fish in the secondary market is another different ball game. |

does it mean the developer has been holding the land for a good 30 years before deciding to build the expressionz on it? hmm, wonder whether most buyers realize bout the short lease duration left or not.

nowhere in this thread prevp mentioned about the short lease duration. wouldnt have known if not for askarperang kor. wonder if buyers are aware and consciously proceeded with the purchase.
