wow.
i'm guessing marginal increase in selling prices due to bigger units and with slightly extra freebies?

wow your first post after you just joined. hmm.gif
940 units in total, so you would be able to figure how many more units left in tower c.

Daz.. My apology. I have messed up and accidentally used your photo for the review. Can I seek your kind permission now? If not okie, I will then request them to pull it down.
*
Boss ur review got some minor error.
Eg. Prices, you quoted 648k psf. Pls remove the k, you might just give someone a heart attack.

Furnishing also include top and bottom kitchen cabinets, main door grilles and shower glass screen I think.

Lastly are you sure they committed to triple certification? Did they state which ratings are they aiming for?

Otherwise, a great piece. Thanks for sharing.

QUOTE(gooilc @ Sep 25 2013, 11:13 AM)
What is soooo good about ecosky? Anyone please comment?
*
What is sooooooo bad about the project?
The location?
The jam?
The smell?
The high maintenance fees?
The price?
The surrounding?
The proposed incinerator?

If the above are not the cons, I am afraid the price could be 4 digits psf liao.

Besides everybody have their own preference of location. This ecosky presents an opportunity to nearby residents to upgrade so to speak. Not unlike puttering hills to puchong folks.

The smell? I got no comment until I really experience it myself. If it is occasional, I don't mind. Same like house for sale next to sewerage pond. Most people won't buy it. But if it is cheap enough, I may consider and also depending how bad the smell is. I remember I gave up on a corner unit next to sewerage pond many years ago in ss25, pj. It was around 300k then. Now it is easily 900k. It would seems the sewerage pond is not a factor at all.

High maintenance fees? I agree this is expensive. But some other condos are charging similar rates. But knowing the number of units, am sure once jmb is formed, it could be further review. Besides it is always better to start with higher fees before changing to even higher fees.

The price? As have been much debated, the price could be high for some, value for some. So this is pretty subjective. Given the package, I would deem it as reasonable.

The surrounding, not too good and not too bad. What I like most that it is large enough to be self sustaining on its own. Dwellers can practically do their grocery, banking, dining, etc within ecosky when the commercials are in full swing. Tesco is just next door as a bonus. Biggest concern to me is the ppr.

The proposed incinerator? If it happens, it is not just ecosky but the biggest loser would be laman rimbunan, the million dollar homes to many. Ditto to kiara east and somewhat lakeville and practically entire kepong. While it may happen but I think it is unlikely to go through unless it is like the Lynas plant. Hopefully we will have another Wong tuck to fight for us.

I may sound biased and I admit I may have an interest in the project. But unless they are really strong points to put me off, chances are I am going to proceed.

Cheers.

I heard of the MRT rumors several weeks ago but I don't want to put it into the review. How far I don't know?

I also time my submission of article to propcafe carefully. it was submitted after it was sold out so that readers won't view it as a BUY CALL.
*
Ooi! U mau kena tembak ah? Block c haven't launched how to sellout? Lol.

SWP from car park, the lifts can assess all floors.

In terms of security, it is always better to distinguish the high rise lifts from he car park lifts.
Imagine people stealing stuff from the office direct into the car park bypassing security checkpoints.
But pros and cons. Sometimes people just want conveniences.

QUOTE(bigmamma @ Sep 25 2013, 09:32 PM)
Oct 24 will be a date to watch for all property investors including Ecosky. Prediction from most analysts is that very tough measures to curb speculation will be implemented. Ecosky purchasers will only be required to sign SnP after AP is obtained which is very likely to be year end according to SA. So if measures are really tough, do you think people will cancel their bookings? In fact Ecoworld like all developers are watching the development very closely. They can actually open for booking only after 24/10 but they chose to do it before. I think they also do not want to see their maiden projects received lukewarm response if open for booking after 24/10 especially if new measures are really hard hitting. All the best guys! Desa Parkcity is getting all purchasers of their new One Central Park to sign SnP next week.
*
Boss, if they were concerned, why are they so generous to offer zero penalty to cancel bookings?
Given if it were others, there would be at least perhaps minimum admin fees.
To me they are being very transparent and fair. And i think they are also extremely confident. Any others would have locked you in before budget. But since they are intenationally letting purchasers decide after budget really shows their strengh. Maybe it will backfire. Maybe it wont. Guess we just need to wait and see.
Again time will tell. Cheers.

incinerator or not, i don't see the logic of fear behind this.

first and foremost,
1. is the incinerator confirmed? if yes,
2. who would be the most effected? ecosky? probably but compared to those much closer to the site? hhmmm....
3. lastly, what would be the real hazards? fumes? if it is fumes, we are definitely looking at a much bigger radius than just 2km oledi.

and talking about values.
does it benefit the operator to house the incinerator at a prime land? kinda stupid imho. incinerator should be housed in big vacant land OFF the city limit. it would provide a much conducive platform for them to undertake the daily operations and not forgetting the vast space to move the waste freely without restriction. not forgetting the traffic snarls of having the incinerator at a prime location. besides, a logical deduction can be formed vide disposing the proposed incinerator land to another developer and using the proceeds on housing it in say outskirt of KL would yield a much desirable cost-value proposition, no?

anyway, my 2 yen.
proceed at your own risk.

after all, lynas oledi secured 1 million petition. can the same be done for this? kekeke.

i was made to understand all prices so far (including tower b) is mere indications and not firm.
the makan makan session is meant to disclose all these including several other announcement as well?
and please, bring along your cheque books to avoid coming back for more procedures. wink.gif
