What a big slap to their own face.
Preview time, say sure kawtim with dibs. Then hi tea or dim sum time, still repeating same story. Then after budget 2014, still say sure got dibs. Some more arrange banker session complete with SMS and or correspondence to purchaser to secure dibs loan. Now only acknowledge no more dibs? Thought their sales team already have plan b, c, d & e? Why want to confirm and reconfirm plan a is a failure only offer plan b? Not to burst your bubbles Eco world team, your plan b also got many loopholes. Please get your act together. Else you would end up with more frustrated purchasers and negative publicity. Not to mention more purchaser is definitely going to increase in dropping out. Maybe purposely want to make it bad then in comes the knight in shining armor to rescue them? |

IMHO, 3-4% is too low for a 42 mths project.
Some already offering 4-5% for 36 mths project. The longer the duration, the higher the holding cost. Thus they should offer something more. Earlier on, some wisea$$ minister even quote 10-30% higher for dibs project! Lol. I think 7% is a fair figure given their troubled start inconveiniencing their purchasers? Hehehe. |

Total 7%?
At approx rm650-670psf absolute for tower a and b? The question is, is it worth getting? And what is the upside? I guess good news for own stay purchasers. More dropouts and genuine house hunter would be able to buy their choice units soon. TKK? I don't comprehend lah boss. What is ur message? |

QUOTE(tengster @ Nov 26 2013, 04:55 PM) Anyone has any interest calculation spreadsheet to share? I really want to simulate the interest incurred for the 4 years construction period... If you have, can email to me.. i actually developed my own spreadsheet. Another thing about cash outlay... I thought the 4% rebate automatically reduce cash outlay upfront in which it will only be used to pay interest when the billing starts I.e. Foundation.... Foundation work could take 6 months easily it basically list down each stage with an anticipated projected completion date. this would provide me an estimated interest amount. once confirmed billing occurs, i will overide the specific stage with the actual date. hence the anticipated figure would be updated instantly. for the unit i have chosen, the rebate offered comes mighty close to my simulation. |

QUOTE(BigMan123 @ Nov 26 2013, 08:14 PM) Initial arrangement also cover 12 mths interest free installment payment over credit card....dont forget to fsctor this savings in ur spreadsheet also i did not know about this arrangement.but quite a small sum to count lah honestly. if purchase price at rm700k, 10% is rm70k. 7% is discount. 3% is rm21k already paid rm10k by cheque. balance only rm11k spread over 12 months. RM11k at 3% interest rates spread over declining balance, say RM5k at 3% = RM150 only for the entire year. |

What i am genuinely pissed off by eco world team is:
Lack of effort; they claimed that they have contingencies in place but history have shown over and over again that this is not true Lack of experience; they claimed that the team is experienced but their repeated attempts and failure has shown otherwise Lack of knowledge; some of their staff are not very well briefed about the product. Answers to same question by different staff yield different results. Lack of transparency; not being transparent in their offerings, packages, timeline, etc.. A layman might accept your general answer but please do not undermind sophiscated purchasers such as tengster. |

The greatest despair from my end is their lack of trying.
From someone who doesnt know the biz, they might think that eco world is doing their best. But someone who might have insights on how things get done about this biz, i can only say that they are doing a piss poor job. I am sorry to be so sarcastic and blunt about it. Any junior who have about 3 years experience on this line should clearly knows what needs to be done. No ifs no buts. I can only accuse them of repeated attempts on using failed methods to try to succeed. Why not just avoid the innecessary wastage of time and resource and get to the point from day one. Eg. You know you can get from point a to point b. You know you can walk, run, drive, cycle, public transport, etc. But surely you would also know the expected journey time by each mode of transport? You dont need to try walking to know for sure it is slower than running. To me this is what they are doing now. Haih! In master yoda mode "Frustrated i am. Excited i am longer no. Learn you must. Long is the journey." |

To those that did not receive call, I humbly suggest you call them instead.
If they tell you the same thing, you guys should blast them for not calling you. Bear in mind, while Eco world is a freshie with strong backgrounds, and some wishes it success, they are equally if not more people that wishes it to fail. I have a feeling, this latest round of 4% discount with original ltv based on gross selling price on spa MIGHT fail once again. May the force be with them. |
