QUOTE(cybermaster98 @ Sep 20 2013, 03:16 PM) I spent about 1 hour at the gallery just now. There were many ppl there already. I think its gonna be a sell out this Sunday. Units come with the following: wah so good ah?2 individual carparks (1 cp for smaller units) Completion mid 2017 (4 years) DIBS scheme Free SPA legal fees Free loan legal fees Free front door grills Free 4 aircons (3 ac for 2 bedroom units) Free kitchen cabinets (top & bottom) Free washing machine (Electrolux) Free hood & hob (Electrolux) Booking fee is RM 10K. Downpayment is 7%. But this 7% (less the 10K) can be paid by credit card with 36 months interest free installments (Maybank, CIMB and Hong Leong credit cards). Once you have paid this 7%, you pay nothing else for the next 4 years. The block being launched is Block B (with a name which I cant remember now). They changed from Block A because majority of the buyers wanted the bigger units and Block B has the most number of 3 bedroom units. From the model, I think Block B is actually the best. got microwave and fridge or not? did they specify the AC brand too? Daikin? Panasonic? York? kekeke. since give AC, should give heater too right? First time hear developer give front door grill. probably better also lah. oh yeah. one very important missing information. berapa lui? This post has been edited by kochin: Sep 20 2013, 03:27 PM |

QUOTE(tengster @ Sep 20 2013, 04:27 PM) If we solely look at best view unit, it should be block C facing south...totally unobstructed. i need to disagree boss.As for Block B, there are only two units a type D facing west. Two facing north, two facing south and six facing south.... imho, block a facing south are the best units. they would have klcc view + podium view. after all, klcc view is to the south east rather than direct south direction to this ecosky development. for block c, if ddmc klcc view, the unit would have lost the podium view. |

From the forum can spot a lot of big tk and tc. Minolta boss given opportunity to buy but decline. Really geng.
I wonder how does one becomes a VIP in the first place? Must work harder Liao. Better still, I should apply job with developers who is going to do big launches. Kekeke. |

Tengster boss, very fair and good observation. I fully concur that the designer have planned the towers and layout very efficiently. Kudos to the developer and the designer.
However given a chance for me to comment i would have change the tower location slightly. I would sketch the towers position next week when i have more tools at my workdesk. Besides gbi, they are actually going for triple green certification including gbi, bca greenmark and leed. As far as i know, there have not been any development so far in malaysia scoring triple certification for a single development. Double, yes. Triple, none. This is actually very remarkable. Do not be too worried about west facing units as obtaining green cert means u need extra good thermal insulation for glasses like low u and e values of glasses for thermal conductivity. However their development does have some loopholes which i would not like to comment. I could only cite that they still lack experience in mix development and highrise exposure. But i like the company leadership and team spirit. This easily overcome their weaknesses. All in all, i would rate this a 75/100. Upon vp if they improve it, might push final score at 80. Setiawalk i give them 65/100. |

Another contradicting point, green cert is suppose to lower down maintenance cost. I dunno why maintenance cost is so expensive here.
