I am interested to know what is the max one could leverage from the salary / payslip to get loan approval.

Some bank would allow up to 70% of the Payslip for the loan after deducting the commitments and those days were only 1/3 of it.

Many people complaint about the traffic at Jalan Kuching / Jalan Ipoh especially EcoSky location is not good due to Jam, a U-Turn at Batu Caves roundabout to go KL. How far is it from EcoSky to the roundabout traffic light? (1KM), how long it takes to drive 1KM?

Distance from Jalan Kuching / Jalan Ipoh / Kepong roundabout to EcoSky is 2KM, again, how long it takes to drive 2KM?

No doubt it is in matters of seconds and minutes under normal traffic condition. For Traffic Jam, yes it takes times to travel. However, to "beat" the traffic, there are some small roads behind Taman Wahyu as mentioned by a few forumers.

So is the flyover really necessary just to beat a 1KM (2KM for 2 way). I'd say no as the place is only Jam during peak hours and it is not the Jam that would stuck for several hours.

Who said buyers blindly follow and buy without doing homework? Those who are into it did adequate homework, squeeze a heck of brain juices (easily a pint or two) and carry out site survey at the almost rectangularish site before making the calculated decision to buy.

Yes like i mentioned before got loft(duplex) and dual key. Majority big units >1000sqf. Info I got now is 750psf, roughly 300-320 units

If solely take a look into pricing of estimated RM 650-670 psf, of course the price is not cheap.

But did u guys consider few things as below?

1) Branding of Eco
2) Triple Greens certified by Local, Singapore, USA
3) Free S&P Stamp Duty & Legal Fee, but also Free Loan Legal Fee & Stamp Duty
4) DIBS for 4 years, not 3 years
5) Facilities given
6) Furnishes with designs and branded Electrolux ( unlike most dev offer cheaper furnishes )
7) The nearby competitors of Kiara East selling at higher price for Dex 2.0 and Dex 1.0 only slightly cheaper
8) The nearest completed condo, Aman Puri a medium end condo is asking RM 500+ psf now

What is sooooooo bad about the project?
The location?
The jam?
The smell?
The high maintenance fees?
The price?
The surrounding?
The proposed incinerator?

If the above are not the cons, I am afraid the price could be 4 digits psf liao.

Besides everybody have their own preference of location. This ecosky presents an opportunity to nearby residents to upgrade so to speak. Not unlike puttering hills to puchong folks.

The smell? I got no comment until I really experience it myself. If it is occasional, I don't mind. Same like house for sale next to sewerage pond. Most people won't buy it. But if it is cheap enough, I may consider and also depending how bad the smell is. I remember I gave up on a corner unit next to sewerage pond many years ago in ss25, pj. It was around 300k then. Now it is easily 900k. It would seems the sewerage pond is not a factor at all.

High maintenance fees? I agree this is expensive. But some other condos are charging similar rates. But knowing the number of units, am sure once jmb is formed, it could be further review. Besides it is always better to start with higher fees before changing to even higher fees.

The price? As have been much debated, the price could be high for some, value for some. So this is pretty subjective. Given the package, I would deem it as reasonable.

The surrounding, not too good and not too bad. What I like most that it is large enough to be self sustaining on its own. Dwellers can practically do their grocery, banking, dining, etc within ecosky when the commercials are in full swing. Tesco is just next door as a bonus. Biggest concern to me is the ppr.

The proposed incinerator? If it happens, it is not just ecosky but the biggest loser would be laman rimbunan, the million dollar homes to many. Ditto to kiara east and somewhat lakeville and practically entire kepong. While it may happen but I think it is unlikely to go through unless it is like the Lynas plant. Hopefully we will have another Wong tuck to fight for us.

I may sound biased and I admit I may have an interest in the project. But unless they are really strong points to put me off, chances are I am going to proceed.

You gotta spill more marbles to make it more trustworthy otherwise in future, whatever came out from you will be treated as Alam Flora by-products...

imho, both the north and south facing units are almost similar, but the north facing ones might have a slight edge over the south facing ones due to the following:

i) the oxidation pond is located around the right of the south facing units
ii) distance btwn block B and C is nearer compared to A and B
iii) children's water play area can be quite noisy

however having said that, some ppl prefer south facing units (for fengshui purposes) and north facing units will also have the ppr view on the left (for lower floor units)

I called up to ask about it. Apparently, they are working on it. They are talking to the bankers and to arrange a session between bankers and purchasers to get it done smoothly. It should be this month, hopefully.

as i knew, they are not sell commi unit. they said will lease out themselves.

people already said many times no smell no smell even got rubbish dump and smelly lake...no concern no concern even in future may be got incernation plant...high maintainance fees...no problem no problem klcc condo even higher.....everything is ok and good, just close your eyes and buy...
