No doubt it is in matters of seconds and minutes under normal traffic condition. For Traffic Jam, yes it takes times to travel. However, to "beat" the traffic, there are some small roads behind Taman Wahyu as mentioned by a few forumers.

So is the flyover really necessary just to beat a 1KM (2KM for 2 way). I'd say no as the place is only Jam during peak hours and it is not the Jam that would stuck for several hours.

Just to share what i know. Roughly take 70% of your nett income as commitment. If you have other loans like car loan or other housing loan, then need to minus those from this 70%. What you are left with will be your monthly maximum installment that can be approved for this property.

And regarding the traffic issue, i agree with your point.
However, if got flyover good also. Just my personal opinion, which "ong" residential area no jam at all? Cheras? Puchong? Damansara Perdana?

Who said buyers blindly follow and buy without doing homework? Those who are into it did adequate homework, squeeze a heck of brain juices (easily a pint or two) and carry out site survey at the almost rectangularish site before making the calculated decision to buy.

If the above are not the cons, I am afraid the price could be 4 digits psf liao.

Besides everybody have their own preference of location. This ecosky presents an opportunity to nearby residents to upgrade so to speak. Not unlike puttering hills to puchong folks.

The smell? I got no comment until I really experience it myself. If it is occasional, I don't mind. Same like house for sale next to sewerage pond. Most people won't buy it. But if it is cheap enough, I may consider and also depending how bad the smell is. I remember I gave up on a corner unit next to sewerage pond many years ago in ss25, pj. It was around 300k then. Now it is easily 900k. It would seems the sewerage pond is not a factor at all.

High maintenance fees? I agree this is expensive. But some other condos are charging similar rates. But knowing the number of units, am sure once jmb is formed, it could be further review. Besides it is always better to start with higher fees before changing to even higher fees.

The price? As have been much debated, the price could be high for some, value for some. So this is pretty subjective. Given the package, I would deem it as reasonable.

The surrounding, not too good and not too bad. What I like most that it is large enough to be self sustaining on its own. Dwellers can practically do their grocery, banking, dining, etc within ecosky when the commercials are in full swing. Tesco is just next door as a bonus. Biggest concern to me is the ppr.

The proposed incinerator? If it happens, it is not just ecosky but the biggest loser would be laman rimbunan, the million dollar homes to many. Ditto to kiara east and somewhat lakeville and practically entire kepong. While it may happen but I think it is unlikely to go through unless it is like the Lynas plant. Hopefully we will have another Wong tuck to fight for us.

I may sound biased and I admit I may have an interest in the project. But unless they are really strong points to put me off, chances are I am going to proceed.

Very comprehensive and all-round review.
Definitely agree on the smell issue. Either bear with it, which is occasionally smelly, or just skip this property and buy somewhere else. smile.gif

Today news article, analysing that government will stop DIBS policy. It will be implemented in Budget2014. This action is to help slow down the rising price of property. I wonder EcoWorld will still keep their promise of DIBS for EcoSky......hmm.gif

Depends on the kitchen cabinet quality. Already known that aircond will be York brand. Roughly four airconds also need RM5k?

Not sure about Block A situation, but for us at Block B, there is already a price written clearly in the booking form. Although it is indicative price, but I think EcoWorld would not simply put a pricing which they need to raise when officially sign S&P. Otherwise, people will lose faith in EcoWorld. For those booking in Block A, you guys might need confirmation in black and white. I doubt the pricing will be more than price of Block B, because Block A units are for staffs and VIP. Any other info with valid source are welcomed to be discussed here. smile.gif

Yup, I called my SA the other day to check. They will arrange with all interested or approved panel banks, and organise something like Bankers Day. They will inform all buyers the details when ready. Everything will be at one spot, so you can choose the bank or loan package you like. Just prepare relevant documents. smile.gif

You know wat? Nowadays people want property with ALL these criteria below :

1) Big
2) Cheap
3) Gated and guarded with lots of facilities
4) No rubbish dump around, no cemetery around, within 10km radius.
5) No mosque or tokong around
6) Not beside highway, cos scared noise pollution, but must easy access to all highways.
7) Near to KL, near to PJ also
8) Got school or hospital nearby, but dun want traffic jam.
Maybe there are some more criteria which I missed out?
