i think people now buy property not base on location, not on the price, is on developer.

a lot of people go for sp setia eco hill, some of them never been to semenyih and not even consider to stay at semenyih.

people go for this project without knowing the price and decided to book a units.

people are not buy the properties, is buying the name of developer.
*
I bought in the concept that it will work. Improvised smaller concept of SetiaWalk. I am vested in SWP too, so don't bash me for making comparison. I am by no mean trying to discredit SWP. When I bought SWP, many poured cold water too. Now in SWP, seeing is believing. As for EcoSky, it is believing that what you going to see upon completion.

Such concept, not every developer can deliver. I bet my monies on EcoWorld team as I have witnessed Setia Alam/EP and SetiaWalk taking place accordingly despite hiccups here and there during execution.

Price is something very subjective. Someone please ask SBC whey they price 720PSF and TNS why they price 700PSF. A true value of the prop will be reflected eventually. No point price it very high and then offer 10-15% discount.

The FACT is that, name your pick, get the price. Thats official

You know the prices of the choices units and you can agak2 estime the price of other units. "Apa lagi chicaman mau?" You want them to pass entire price list on the wall and then only you happy.

A relative live near Batu Caves and during Thaipusam he will stay at other relative's house for few days as cannot get into or get out of his house

This is not true. Taipusam Parade uses Jalan Ipoh during the chariot. During that week, traffic is higher but not create much chaos. Moreover, nowadays, more accesses to Taipusam such as Duke, MRR2, Jalan Sentul cut thru to BC and also some human traffic is eased off by kommuter.

Price shd be displayed properly.

Let say you selected type B, they basically show the price of type B for that floor and other floors. And if one want to see oer type pricings, they allow one to do so too....

Credit is given when it is DUE. About pricing, with such overwhelming participation for number registration on Saturday evening, they could easily hike up the pricing from 650PSF (as promised) to maybe 670-670PSF...but they didn't do it. They hold on to their horses but honoring the 650PSF up (as per floor incremental). I was worry that they will do so when one block available and then the number went to about 450-500+

what are you talking about ? the road ecosky facing is jalan ipoh doh.gif

the whole road will just jam up during taipusam, before gov annouced it as public holiday for KL. I have to hit the road at 6am to work to avoid jam shakehead.gif
*
From SRKJC they will go through SMK DIY and then to Jalan Kuching (KL bound).... EcoSky, KiPark and Wahyu residents all use the slip road inside Wahyu and come out Kg Sri Delima to Jalan Kepong... Done deal....

You been buying for sometime on other props as well so you must have taken calculated risk.

If i hv earned from previous 3 or more props as example, this prop will not be my downfall if it turns out so so.

Opps... " Seasoned"

Smallest unit for Basalta is 901sqft. Face north and south. 650PSF, you do the maths and then minus early bird 3%.

This is the first time i heard price is not display when buying something. Have to ask or beg politely. I dont understand the logic, imagine everytime go to retail shop, they dont display the price for every item and you need to ask politely for the price for every item if u wan to get the best buy, or just simply choose and pay. Only famous and arrogant developer is doing this. I dont understand why people still can accept this kind of treatment, no better option out there? They are selling only 300 psf?
*
Recently I have been to Faber Antara project and some others too. Price list is shown only.

1109sf price start from 734k. It's about 660psf. All facing east. Increase 2k per floor regardless the 'ong' number. Prices shared by SA around 9.30 am to those in the front of the queue.
*
This 734 is before 3% disc?

These 1109 is actually Type B which have four units facing east direction. Numbers are 8-11. From this number, after rebate is RM640PSF.

Bro, the earlier promise made is 650psf before discount

Perhaps this promise is for block A special buyers where the price shld be 5% lower than block B plus no queuing and going through the hassle to register and book
*
Afaik, they mentioned 650PSF indicative pricing. I can't confirm before or after discount. nod.gif

Very bad system. Wait to have number called. See the screen and they tell you the price of your choice unit. Cannot choose yet. Queue again to go into room to see your choice unit still available or not. Why can't they block the units there and then and the screen show real time unit availability? Now seems like delayed telecast
*
I think you misunderstood. The TV screens are LIVE except the 5 number being called and still inside the room to choose. And you can ask for prices as and when you like. Just ask from SA holding the folder.....the two TV screens even show the last five units taken by buyers.... Very TRANSPARENT IMHO....but they should not reflect Mr GlocogenTan takes unit 17-07 or Mr Tengster takes unit#8-07 due to privacy reason.

At least this time, no need to queue overnight, no finger kungfu action, no shouting and screaming,,,,those come early get choices units...those waited long got free food and drinks in AC environment.

Analysis time
650 psf
3% disc
7% dibs assumed savings for interests
30k worth of furnishing assumed

For about mid floor average size of 1000sf, you are looking at
15*2200=33k for incremental flr cost
650 + 33 = 683k
683k - 10% disc for dibs and early bird  = 614.7
614.7 - 30k worth of furnishing = 574.7k

So now you tell me, whether worth or not buying a bare unit fully discounted at mid floor (approx level 23) with size about 1000 sf at approx 574,700?
*
Fair assessment. Electrical appliances are all Electrolux while AC units are York.

Kochin... Did you add in the cost of the front door grille to your RM30K?

I hear you bro. Already crunched the numbers in my head, and benchmarked it vs mah sing and sbc projects.

Anyway, think everyone is still too excited with the initial euphoria. Let the dust settle first. Like I said, if I'm a Block B buyer, I'd be dying to know the Block A pricing first.

If I understand correctly, Block A buyers have the highest margin of safety, due to the potential price discount they will obtain over Block B

M2c
*
If they put Block C with 10% price increase, does it increase the margin of safety for Block B buyers...
