I believe it’s leasehold and if yes, I think it’s good news for Sunway Belfield at that price point for a leasehold property. Will be interesting to compare the pricing once it’s been finalised.

Purchasers and residents of SWNK Houze will therefore be able to enjoy the best of inner-city living with a wide variety of retail and entertainment options (offered by Sony Music’s Zepp Hall, the Malaysian Grand Bazaar and cineplexes which are all housed within the Entertainment Hub).

overhang is the major issue facing kv poorerly market; until overhang is reduced substantially, price will remain suppressed.

by about 2030, the kangkong land will becoming a ageing nation, poorperly price will likely on down trend.

Agreed but my focus for investors is on which one has better returns wor. Both have their own strengths and this BBCC pricing will make sunwai step back in the pricing of future phases. Memang is Kampung vs CC. smile.gif Gross price of Lucentia is below.

First launched in 2016, Lucentia comprises the 47-storey Tower 1 (393 units) and 35-storey Tower 2 (273 units). The apartments will have built-ups of 454 to 882 sq ft each and range from studios to 1-bedroom, 1+1-bedroom, 2-bedroom and dual-key units. They have an average price of RM1,750 psf.

If want to strictly compare return and timeline, The right comparison is with latest SWNK Houze. Anyway strictly for return, why limit urself wirh these two?

The name sounds like it would be suites/studio kind of offering.

Despite higher psf, SWNK BBCC would be easier to sell if EW price it below 500k nett for small size units with lower entry of absolute price.

Actually with or without BBCC, Belfield eventually need to fight with thousands of units x 3 rooms altogether with other developments.

The Swnk should be the one beside the office tower named The Stride. It’s about 30-40% constructed and I would understand their strategy to roll out the Swnk to quickly turn around instead of looking for a replacement Hotel, knowing the industry is on Intensive care.

EW have no choice but to throw out a nice package to entice buyer fast as this is part of their phase one project.

True but if I was in a supermarket looking to buy fruits, and so happened that apples and oranges are placed closed to each other, the price difference between apple and orange will affect my buying decision to a certain extent, if I don’t mind having either one. If oranges were priced significantly higher, it would indirectly indicate that apples are really good value. After all, both are fruits and provide similar nutrients.

Likewise, Sunway Belfield and BBCC are different products but at the end of the day, they are properties meant for dwelling purposes so there’s bound to be some similarities.

So I wouldn’t disregard the price for BBCC just because it is deemed as a more strategic area in comparison to Sunway Belfield.

If BBCC pricing is much higher, it will have a spillover effect on the surrounding areas too. For investment purposes, I personally find investing at the fringe of an expensive area to be much better value for money.

But if you only like to eat oranges, then no choice la...

Nevertheless, I do get your point even though I still see some value to compare properties of similar nature (both residential), unlike the comparison between residential and office shoplots.

Perhaps younger buyers are not superstitious or unaware of the history of Pudu Jail (BBCC). It might influence prices and could make the apples to oranges comparison more valid.

90% only since few months back.

They may have problem to clear the low floor units but notice one or two cancellation and high floor.
