QUOTE(Kiding @ Nov 23 2022, 12:54 AM) CBD stands for city business district, the concept is different from city centre. Semantics. Pray define it for me then. Whether it’s called being in “town” or anything else it pretty much means the same thing. KLCC was branded as the city centre for a long time purely because it was the most impressive structure at the time. The true historical centre was the Dataran Merdeka area. “It’s short for “Central Business District”, and it’s what any normal human being would call the city centre.”

QUOTE(Ch0wCh0w @ Nov 23 2022, 03:53 AM) I think Malaysia's CBD is the Golden Triangle, formed by the Class A office buildings, which is KLCC, PNB118 and TRX, with Pavilion in the middle. Yea this is the new Golden Triangle. The old one centred around Bukit Bintang area. People forget that the OG Maybank building was the KLCC of its day.

QUOTE(Najibaik @ Nov 23 2022, 11:40 AM) you know the difference between city centre and CBD right? I don’t know. Pray tell. It’s not a hard and fast definition with geographic lines changing over time. QUOTE(syzsiew5991 @ Nov 23 2022, 11:49 AM) its meaningless to debate CBD vs city centre. either you bought or didnt buy. come back to topic . or any other upcoming BBB properties to share? Skyline Pudu was considered hot but it’s leasehold and ultra extremely dense. Maybe get another Sunway Belfield 😂 or wait for Eupe’s Belfield development.

QUOTE(icemanfx @ Nov 28 2022, 09:57 AM) If there is BBB, there will be more new launch i.e more new supply and more overhang. Last few years was already brake on new launches except for a few. We are still absorbing supply from 2017. But we’re pretty much at floor prices anyway.

QUOTE(Snacky1100 @ Nov 30 2022, 10:50 AM) Hmm they’ve finally decided to do something have they? So instead of a giant batang we got a giant lubang 😂. It’s so unnecessary but they set out to do something super grand. Yet to see what they do in the Belfield site. Perhaps they have a bit more confidence now to launch with all the political optimism.

QUOTE(Alfred0612 @ Dec 1 2022, 01:31 AM) How to redeem? Just for new buyer ah? He’s being sarcastic. Referring to the design of the new tallest Tradewinds tower. My opinion is that it looks like something more vulgar. But hey at least we’re not a sexist country at least when it comes to architecture.

QUOTE(patpatpatpat @ Dec 1 2022, 01:51 PM) I see, sorry my bad, so we still don't know what they will build on this belfield land. Yea different projects. Tradewinds Belfield is different from Tradewinds Square. Belfield one was meant to be a massive mixed commercial project on 10+ acres land. But their projects have just been on the back burner for at least the last 7 years. Don’t think it’s the right time to launch 2 massive capital intensive projects like these yet. Planning authorities may be a bit stricter now to account for what is truly needed in the area.

QUOTE(Babizz @ Dec 1 2022, 03:03 PM) If the said developer can't even build their Belfield project, what makes you think they can do this supertall skyscraper with no demand? They should just take profit and sell the land to a proper developer and focus on their core business. Do they even have any completed residential projects? QUOTE(DragonReine @ Dec 2 2022, 10:16 AM) Need to match the 118 nearby nah 🍆 😂😂😂😂 118 is🖕, TRX is 🍆 and Tradewinds is 🦀 I think one of the promos for Sunway was Dyson vacuum though. Yea we really don’t need more commercial space or super dense mixed development in the near future. Let the demand catch up with the supply. This post has been edited by Cavatzu: Dec 2 2022, 02:14 PM

https://says.com/my/news/news-retraction-kl-megatowerLooks like it was just hear say. Someone necroed the old plans and of course it triggered many. The Eye of Sauron is no more. It won’t be so easy to put forward these new development plans under this new government that wants to curb wastage. This post has been edited by Cavatzu: Dec 3 2022, 02:19 PM

Not so easy to absorb the remaining units locally if they’re the bigger ones with views. Can pitch to SG and HK.

QUOTE(Osob @ Dec 21 2022, 11:56 PM) It’s estimated GDV is huge as compared to the rest, signifying that the cost/value will not be low. Sunway is about 1 bill for their development. This would be a bit less than that. Eupe don’t really have view premium and quite a few years away from starting.

QUOTE(syzsiew5991 @ Dec 22 2022, 10:05 AM) eupe is reputable builder? will it halt half way given the size of development? As per your article, they are listed on the main board and have completed a number of developments in KV. The products are generally well-designed with some artistic flair that makes it interesting.

QUOTE(East is Rich @ Dec 22 2022, 12:04 PM) So many projects happening. Got so many buyers? Natural market is still compelling developers to build. People are still buying things albeit a bit more choosy now and with limited affordability. It’s likely that for every 9 projects that do well, 1 will fail. That’s an acceptable failure rate on most accounts.

QUOTE(East is Rich @ Dec 23 2022, 07:01 AM) Ya. Correct also. It's like a wheel. Can't be stopped I always wonder how many are overseas buyers or local buyers KWSP will show stats by race and if they’re foreigners. The Covid launches will see very few genuine overseas buyers. Most likely they are ex-Malaysians or spouses etc. Sometimes this granular detail gives you some insights of demographic demand in different areas and also an idea of socio economic mobility. So much data but no one harnesses it properly. This post has been edited by Cavatzu: Dec 23 2022, 08:37 AM

QUOTE(mini orchard @ Dec 23 2022, 10:20 AM) Our country housing policies are 'unique' with every new minister and goverment. It can happen once in 5 years, or every 2 to 3 years. So every developers would want their projects to be 'approved', otherwise have to go back to planning stage. Same with any businesses which requires special govt permission. A good example is the Penang govt sea reclamation projects. A 'good' developer would know how to entice buyers. That is normal in any business. The test case will be the Mira development in Maluri. Does something approved under an administration 3 governments ago hold up when they flout rules.
