I think that people are severely missing the point that a property within 500m you’re competing with launched 5 years before you at a price point up to double yours. Arguably even the views you get aren’t great because you’re so close you can only see the batang. Everyone knows the real action is in the tip. You can’t really see the full vista from your balcony for Opus.

Na I meant like a short pedestrian bridge to cross Jalan Istana like those on Jalan Maharajalela. As it stands you can’t really cross Jalan Istana to get to the other side.
Agreed. Can make it like saloma brigde as tourist attraction.
They are starting to market walking tours in the area so this would be a welcome addition rather than having to charter a van just to make a big u turn to get to the Royal Museum.
Need to stimulate tourism here. You have the tallest building, old colonial structures, temples, tourist markets, famous food street and a palace. They just have to connect the dots and it’s a win.

In previous posts i saw that for Block A Type A, cemetery views are visible from Level 20 onwards. So i suppose those who got Level 15-20 should have gotten a pretty good deal (unblocked views + should be high enough for minimal traffic noise)
I’d say overlooking the former palace is really good energy though I’m not sure if it’s lit up at night.
Based on location, facilities & density, RM1k+/year seems likely for assessment tax.
Parcel most likely under RM300/year. Parcel is usually quite small amount relative to assessment.
So when it was the quit rent model then the cost was negligible. Now that it’s the parcel rent system then the cost has gone up 10X? Another cash grab and negative expense.
Designated hospital land by DBKL in the Gazette KL 2020 plan? or just a proposal? This is because CKAPS (the highest govt/MOH unit to approve new hospital licenses) does not approve this so far. And the govt has repeatedly said NO MORE NEW hospital approvals for central KL and part of PJ.
We spoke about this before. I know as much as you do. Being that the land owner is Bulan Sabit Merah, it might come in the form or humanitarian/crisis relief? Don’t quote me on this.
Then again, wasn’t it established that there were not enough hospital beds during Covid?

Mainly because those buyers didn’t want whatever 40 storey apartment built in front of them blocking the view.
After seeing the Mira/Lavile debacle, quite scary that developers can pretty build right up to the perimeter that you can basically smell your neighbours.
Building a mall there is better. Beneficial for all. Convenient for stocking up.
No More Malls! It’s enough. The Tradewinds land was already meant to have a mall. You guys do know there’s monkeys and other wild life in these woods yea.
If these developers wait too long, UN sustainability guidelines will hopefully compel green lungs to be kept as they are. Fingers crossed 🤞.
DBKL evidently doesn’t give a fig. But they can be embarrassed.

I think a failed white elephant mall does more harm to its surroundings than anything positive. It attracts bad energy, rempits and other unsavory elements. There’s been too much retail space cannibalism already in a time when businesses want to reduce their operating costs.
Given the rising residences around Jalan Belfield and limited/zero grocery stores/shops within the area, don’t you think that building a mall like Aeon/Jaya grocer, etc., could be beneficial in every aspect?
Of course a super market in walking distance is a great convenience. But who would build a singular structure for this? No, it would be part of a mixed use high rise development. Since I don’t want the high rise there then I’d happily forego this supermarket as there are options relatively close by if people can see that travelling 1 km is not such a bad thing.
The developers in the area need to know what each one is doing. If they replicate 2 or 3 commercial areas then gg to all of them. This is why a master plan is needed sometimes. Would like to see DBKL step up to the plate for a valuable redevelopment like this.

unless the whole belfield kampung attap land were owned by 1 single developer, don't dream of building anything else other than condo
why a developer want to build a mall or hospital to benefit other developer condo
Simple. If it’s a condition of approving the development. Not a mall per say. But perhaps instead of Rumahwip DBKL compels them to make a park, forest pathways etc.
With Lalaport and the 118 mall technically in walking distance or a very short drive away, another mall is not needed. As the neighbouring abandoned shop lots get gentrified and come back to life, I suspect the convenience factor will go up.

See how. Everyone is sitting on their development plans. It’s appropriate la to let the landmark building get finished first. We’ve seen what happens when the units get built ahead of the booster effect creating a distorted market.

Similar concept like Sunway Artessa or Sunway Flora; a TOD developmen, with a covered walkpath to MRT/LRT/monorail.
It’s not covered actually. Just a pavement to Jalan on. Hope they improve overall walkability in the area as the old pavements leading into petaling street are really uncomfortable.
Is it possible to crowdsource (either developer or residents) to build the covered shelter along the walkway in the future? If not, is there a non-financial obstacle such as restrictions from dbkl/mrt/authority or blockage of salon land?
The future JMB would potentially be seeing collections of 500k per month. Doing something like this is what 10-20k at most? It’s certainly something possible to be voted in. As we get closer to completion, can also appeal to Sunway to get it done.
