UOA style is always do it like that, but for sure your net purchase price must lower than those got better rebate in early stage.

Me too! Since I only getting 50% loan, my 5% rebate only comes in the last cash payment stage. 3% rebate during VP and because not 90% loan, I need to pay 10% downpayment! Better buy late than early?? quite unfair right?

Not only without interest but also the money is getting less due to inflation after 4 yrs...
By then it;s not enuf to cover MOT...

Personally I still prefer they give out 3% now instead of after VP..
At least we can lower down bank loan or even low entry cost...

Yeap, price no different, some more you can enjoy the 3% rebate now to pay less deposit...
We so called 'early bird' can only get the rebate after 4 years...

The price around RM420k after all discount and rebate, higher price for the higher level
The developer only cover SPA legal fee, loan legal fees and stamp duty need to bear yourself (around 5-6k)

I'm a first time buyer here. Just want to check, since some was offered 3% now some like myself offered 3% rebate only during VP, how do we make sure the developer really give us back the rebate during VP? Is there a letter or anything? I didn't see it stated in the S&P either.

It is normal that higher floors are more expensive. High floor also good for view (if not block by anything)...
