I have booked a unit too, 743 sqft for 2B2B. Wonder why facing poolview unit is more popular, I chosen the one facing Sentul Village as I thought facing poolview will be noisy during evening. Did I make a wrong choice?

Should I call the agent to change? I booked 18th Floor, the agent told me safer to take middle floor.

My 3% need to wait till VP date only can get, because I already sign S&P...
I choose 850sqf, face south west...

Me too! Since I only getting 50% loan, my 5% rebate only comes in the last cash payment stage. 3% rebate during VP and because not 90% loan, I need to pay 10% downpayment! Better buy late than early?? quite unfair right?

I'm a first time buyer here. Just want to check, since some was offered 3% now some like myself offered 3% rebate only during VP, how do we make sure the developer really give us back the rebate during VP? Is there a letter or anything? I didn't see it stated in the S&P either.

As what I've understood from my agent, the 3% rebate upfront is only applicable to "First time" buyer whereby the buyer needs to get the official docs from land office to proof that he/she is genuine first timer and also subject to developer's approval.

According to them, this is to promote "First time" home ownership programme for youngster due to affordability.
This will reduce/prevent too many investors/flippers in future...sort like check & balance to protect genuine home owners...

I never heard about this before. Why are they telling us different things?
