Hearsay Batu Kentonment 200+acres just behind Sentul Point will go thru urban re-development by reputable developers and MRT line 2 will cut thru Batu Kentonment underground.

Once the whole Batu Kentonmen undergo urban re-development, the access road to KTM/MRT/LRT is a must.

yaya...agreed don't stay too near to MRT/LRT due to vibration and noise..

What about IWK, Assessment & quit rent? Izzit commercial or residential rate?

But from what I understand, property built on commercial land that has been classified as residential property are protected by HDA, thus must follow residential status? Correct me if i am wrong!!

Personally I still prefer they give out 3% now instead of after VP..
At least we can lower down bank loan or even low entry cost...

According to my lawyer, the developer will issue an official letter later on the deferred 3% payment upon VP.

As what I've understood from my agent, the 3% rebate upfront is only applicable to "First time" buyer whereby the buyer needs to get the official docs from land office to proof that he/she is genuine first timer and also subject to developer's approval.

According to them, this is to promote "First time" home ownership programme for youngster due to affordability.
This will reduce/prevent too many investors/flippers in future...sort like check & balance to protect genuine home owners...
