phase 1 more like waterfish after look at phase 2 price, and phase 2 also connected directly to the "future AEON" if that really happen.

Due to market response is soft, I think this is why UOA planned for lower psf and price for this phase, in order to made up for first phase owners not to feel water fish, they plan this phase 2 to be denser at 2300 , it is something like contingency plan somehow I feel

Total 2352 units on 12.86 acres on land
Sentul Village (Phase 1) is separated from this project

The main highlight on this project is affordable/cheap
Targeting young working ppl

Confirmed: AEON bought the land opposite
If the shopping mall is built, it will be a great highlight as there is none in that area

I guess aeon going to build soon. If not I don't think big player like UOA will build so many units on Sentul

Agreed with you. The price for this project < RM 500 psf for majority of the units.
Currently, KL needs projects suitable for low income groups, young working couple, fresh graduate

Nevertheless, this area is expected to become more established in the future
There are many amenities nearby, just lack of a shopping mall, which is currently proposed to be located opposite this project
Which means appreciation opportunity especially when you have such low entry cost
