In this area, freehold is not important criteria... If you still talk about freehold or not... Then.. You just a novice in property investment...

It depends. Not necessarily true when a big land has FH & LH.

For Sunway it is special because you're comparing/competing against same land title.

I think you had Geo residence not Bay Rocks. It is a JV wit Mitsui. Sometimes, outperform just happen when one has lower expectation on the returns.

Ya... Low expectation... The rental only cukup for my porsche installment only... If high expectation... Maybe enough for Lamborgini Urus...

Around the same price, but if I recall correctly the price range is quite huge more than 10 years back. Averagely developer price is 5-6mil, then heavy discount if you buy and get another friend to buy, both enjoy up to 20-25%.

A lot ppl claim feng sui not good because the bungalows level is lower than it's south quay main entrance frontage and nothing fancy back then.

I haven't seen BayRocks myself, but my friend said it's one of the worst, she said lots of issues but I can't really recall the details.
My friend is one of Sunway's appointed architect

Which means little to no appreciation for the subsale market. Thanks for the headsup on the feng shui issue... just had a cursory look didnt delve too deeply into it yet, just seems good value for the location.

Ouch... 2 comments and both seems to be fairly negative sweat.gif

WOuld be great to hear why your friend called it "the worst", cause there is quite a few units on sale all around those 4.6 to 5m range. Ofcourse the bigger units calling higher (and some dreaming of 8~9m)

No need to be suspicious of my intention, I don't have anything against Sunway, I'm monitoring this thread because I'm interested in their property in South Quay, I'm just commenting on BayRocks as you guys brought it up and I got to know that it was lousy, that's about it.

I'm not a property expert, believe the rest here can judge better

Stay in this condo since MCO, superb facilities and security. Family bought it around 1 mil for 3 rooms layout.. recently check out the price already up to 1.2 mil +...

Geo subsales up due to Geo Lake… Geo lake last time sold about 1kpsf…. So currently the subsales asking sure more than 1kpsf… this directly push up price for Geo…

I got unit for 1496sf… las time bought 1.1x mil… on paper 4xxk profits… now I can rent out 6k… definitely is good return and defeat all the FD and bond investments…. Hope the price will hit 1200 psf …. When the whole township is completed 😇

Mixtures… can see International families like Japan, Korea, Western… the mixtures of tenants are good in Geo… 50% families stay… others are students and white collar working adults… that’s why Geo can hold the subsales and rentals price

Geo residence still better than Geolake in terms of facilities and convenient. Direct cover link bridge from car park to Geo avenue unlike the Geolake still need to walk outside, facilities so-so due to limited land size. But both project consider very convenient thanks to Sunway superb township planning
