3. Much better environment and a better accesibility. GEO located near to the junction where the JAM happens practically infinite there. I understand that they benefit from the BRT Station infront of the GEO. But i dont think it should be jacked to that price. Moreover, we are not THAT far away, plus PERSONAL OPINION HERE (I dont want my unit anywhere facing the Hospital haha. Pantang & Feng Shui. =P

Geo still under construction....only will be VP after 4 years....

have you see the layout of Geo units??

Geo layout more to rental purpose...which bigger unit come with dual key...owners have an option to rent the small unit out ....

Somemore Geo well connected will BRT and shops retails.... If Im student or single (or couple without kids) looking for rent the unit in Sunway South Quay..of course i will choose Geo....

Meanwhile, A Marrine and Nautica more to family..... the target tenants is different....

my opinion...A'marine, Nautica & La'Costa....targeting same group of the tenants....couple with their kids....

of course students can rent the units...but if too many students....the exclusive feel will drop....

I had signed the SnP since last year...but untill now havent get my copies ...

SA told me is about 1000psf...before 10% discount & 3% for PALS...

worth or not worth ....difficult to say...but with all amenities just at your door step...for me is worth...

for investment...can rent to students and office workers
for own stay is consider good....

When the Geo retails, offices and BRT in full command....with reputation of Sunway....the price wont drop....

the only draw back is leasehold...

Geo 1 is 900psf b4 discount..

The discount for Geo 1 is 10% rebate + 3% for PALS + 6% in lieu of DIBS (optional) ===> lowest can get 750psf

Geo 2 is about 1000psf ....after 10% rebate will be about 900psf...but dunno got additional 3% discount for PALS or not... heard mayb got qoata...

velocity is near city center...freehold...link to 2 MRT stations....so..the price is higher than Geo...
even though velocity located at KL, but the actual location is at Peel Road/Maluri...the surrounding neighbourhoods consist a lot of middle lower class... afraid will pull down value of velocity...until now ...no proven records and data to confirm the project will success...for example (project nearby)...F&N Bussiness Park, Viva City, Mah Sing South Gate can be considered as failure... but...investment sometime like gamble....high risk high return....we dunno ...mayb velocity will bcome next midvalley....

for Geo, you can see everything oledi there..shopping mall, hotel, university, college, theme park...located super "ong' place PJ, Subang.... so you will feel secure when u put ur hard earn money into it...

the occupancy rate for newly completed and VP condo like Nautica & A'marine not so encourage...mayb after 2 or 3 years...the situation will get better...

Geo is much convenient cos is integrated project...almost all amenities u can reach just within walking distance...
