oops.
if that's the case, density should award additional 5 points to Eco.
proximity to incinerator, i think i made error. should reverse it the other way round.
proximity to KTM i would put 50/50 then.

so final score is LV 425/ Eco 425?

hahaha. i think it will be even more difficult to choose for the readers now.
kekeke.

side promo:
anybody ultimately chooses ecosky over lakeville, kochin is glad to share referral rebates with you too. cheers!  icon_rolleyes.gif

Proximity to KTM...how can it be same? EcoSky one is with shade plus it is nearer.

how about the floorplan practicality?
Ecosky 9xx sft (smallest) only got 2 rooms
Lakeville 9xx sft (smallest) also got 3 rooms
then, about property title?
Ecosky is residential title
Lakeville is commercial title (means expensive annual assessment fee)

both also score 1 extra point each biggrin.gif

Is Lakeville subject to GST 6% for any billing after GST implementation?

Bro ... can elaborate a little further on this GST things impact into the properties? If let say already sign SPA before next year GST implementation, still will get affected?
*
I am not tax consultant. I am not too familiar myself. But I was told commercial sector will be slapped with GST 6%. I cannot confirm on residential on commi land...... anyone?

see below link too.

soho onwards will be charged but serviced apartment will be waived.

Based on some experts, if the SPA has the clause for the developers to bill the 6%, then purchasers have to pay....otherwise, it is demeed to be absorbed by developers...

Developer is crocodile noway will absorb lol. Just all property under residence purpose or HDA they cant charge the 6% gst mean they also cant claim bc those tax which hav paid to the gov by the all type of service providers. Eventually ma cost in or hidden it in the cost lo.

Ecosky n Lakeville all also under commercial land la. Service apartment lo.

So tengster finally the Lakeville hav launch officially, so wat ur comment to mahsing concept n the propose road which benefit to ecosky ? No offense ah main open discuss nia.
*
I am glad DBKL requires them to build the road to connect to Jalan Kepong Lama (small road lead to nearby Telekom Building).

I am not convinced with lake cleaning commitment despite being named as part of ROL. To make it more interesting, the lake water is not only dirty but also contain contaminants that are constantly discharged by the two leachete treatment plants in both Taman Nanyang and Taman Beringin.

Below link shown that the two contamination points are flowing to Lakeville.

Pricing. I think TMS got it right and okie to attract buyers.

Freebies - THere are a lot....

to be continued later.... nod.gif

Yea, u r buyer of lakeville? or any of the above mentioned properties?
I'm not really sure how big would be the effects in future.
Just share incase some new buyer unaware of this incinerator. Do Study more .
I believe most of us here ady well aware of this since launched of EkoSky
*
It will reach as far as 10 km radius.. technically, the G is sending pollutant to the New Palace too and also Mont Kiara....

The worst is JPSPN (Jabatan Pengurusan Sisa Pepejal Negara) has yet to conduct DEIA and yet they want to go ahead with this incinerator project. Rakyat is protesting now. RM800 million project and i think many want a piece of it....

I think Lakeville buyers should support this protest for common interest...CLick my signature or PM me. I dont have bad intention. I only have facts and figures.

Just curious, why do you all need to sign spa immediately? No bank LO and no time to digest.... Why? They give 10% discount?

2 weeks upon booking has to sign SPA or else risk having additional 2% discount forfeited or in this case pay extra 2% in cash total of 7% if u get 90% loan
*
WHy someone mention sign on the spot? Two weeks should be good enough to digest and source for bank loan...

Yah i would think so too because although there is alot of take up rate last sunday but i bet only small amount of them actually signed the SPA especially those who wanted a loan which majority does and this is considered affordable project and i think all taiko taiko will keep an eye on other places. 5k booking but 2 weeks to prevent too long for locking in period and for some to do undertable and for me as an agent i havent heard SPA name can be transfer.

Should have check properly instead i think what he said he was confused what he signed. Would be better if check with developer staff on that issue.

Thanks for the explanation.

Early bird discount actually is 5% or 7%?
*
If I read correctly, it is 5% early bird discount but if you sign SPA on the spot (without study or getting bank loan offer letters), you will get extra 2% discount.

read about this but really curious as to what kind of impact incinerator will have?
imagine this
every day mon-fri (imagine incinerator work mon-fri) wake up, open window, can smell burning like haze or someone burning incense sticks??
or smell of rubbish?
and how will it impact property pricing all around that area. drop? 10%?
then question is why current launching pricing is now low despite this? developers hope buyers blind blind buy?  rclxub.gif

It will reach Mont Kiara, Desa Park City and Sieeramas too...maybe to TTDI...

Regardless the property devalue, health of rakyat is at stake. Japan has been recording high level of cancer disease. Japan has has many incinerators. Their recycling rate is low though many think of them highly. THey dont need to recycle as they need rubbishes to feed the incinerators.

i can try to understand but in malaysia we can only form a protest and give pressure to the gov.
by right gov being in their role to manage the country should understand the impact instead of letting the rakyat protest.
rakyat's role is to inform gov it will have impact
but then with all this going on, developers still have freedom to launch and sell quickly before further news is coming in
so buyers have to take this risk, really. if it does impact like you mentioned all those known high class areas, i am sure many would come out soon to protest.
i am concerned but cannot imagine or measure the health risk now
*
Valid comment.

Rakyat successfully protest at Kg Bohol Puchong. Broga Rakyat also manage to win the battle. And now the war is here.....

Many people not aware of it. Some dare not to step forward. Some don't know how to help. I urge those who wish to do so, please Pm me,

From the sales charts you put up, the sales has nowhere reached 85% as reported in the newspaper and also highlighted in propcafe. Based on stickers, the most is 60%....

Can PM the good deals...
