Hi all, I came to know this property recently. I am not familiar with that area as well. I am interested at the 966sqft unit. I would like to know are the amenities like school, wet market, nearest shopping mall, just nearby? Is it a good buy for self stay based on the convenience of nearby amenities?

Could I say, target customer/tenant would be UPM students?
since it is just miles to the UPM.

Actually recently I survey a few location,
Old Klang Road, Sungai Besi, Jalan Ipoh, and including this location(Seri Kembangan/Serdang), the price for 3Bedroom are standardized at RM500k ++

Thanks mate. My prediction of the rental market for sk one seems to be not that good. Based on the nearby apartment rate only RM1000 to 1200. Rental is hard to cover installment and maintenance fee. Target group around that area i guess only very limited lecturers and some student group. Please share with me your thought

yup BLR also increase by December, and 4 times a year there are chance of increasing, no point going further, no buyers are able to buy anymore.. only ting you hold and keep servicing bank and be lucky if there are rental collection toreduce

Is your rental prediction based on current market rental or future rental? You cannot predict what will happen tomorrow. For a good example today our petrol just raise 20 cents and no body expect it.

For me, I'm not a flipper therefore my holding power is strong as this is my first house. If you are an investor/flipper, 50/50 chances and depend how you handle your financial if economy not so well. Everyone is different and just do which you feel comfortable. icon_rolleyes.gif

Good point you have there. "Chance of increasing"
1. Petrol increase 2/10/2014 (do you expect to drop? I don't think so.)
2. BLR increase July 2014 (do you expect it to drop? Yeah why not, because all house buyer expect this to happen)
3. House drop (this will make the rich people laugh out loud as they can buy more house)

"No buyers will able to buy anymore" - wait how long? 10 years? 20 years? or 100 years? no one will know.
For me servicing bank for progressive interest is not that burden plus i didn't expect to rent out because for own stay will not suffer much. Compare to those who buy sub-sale house have to suffer much more as they buy the house expensive and have to serve higher interest loan as the amount is higher. This only my opinion and each of us have different opinion. Relax la bro. cool2.gif

ok, not to be racist, SK, serdang town, equine park majority CHinese, can work one, just that SK one & two next to HTC.. that is the stigma, if you say good food, not a bad place, pan mee, restaurant, steamboats, yup not bad at all
