I checked their website.. The location is unclear, however there is a large plot of land directly opposite 3 towers. Could it be located opposite 3 towers?

Should be around RM700 psf hor since this part of Ampang is not so affluent Jalan Ampang

thats weird, the SA at 3 towers says that the MRT will be opposite their development. If novo ampang is going to be there then where is the mrt going to be at?

I think price psf will be definitely more than RM1000 particularly the smaller units. The furnishings are quite good. MCity new launch is already more than RM1000psf. MSuites next to Great Eastern is currently sub sale at RM1100-1400psf. If it is RM700psf with the furnishings as mentioned by Kimbangsar then it is definitely worthwhile buying. It will be so much better than Elements in term of value for money.

Selling at 1400 per square feet at that area with no track records, surely a failure. Malaysian won't invest. Will be white elephant. No appreciation room with 1400 per square feet. Plus from Russia, sounds security concern. Money laundering likely. Russian mafia.

Only Russian investors think investors are dump ass and as matter of facts, they are the one with low intelligent level and yet want to show off. Stupid Russian. Malaysian should boycott Russian products.

this foreign developers like Alfranko Group think KL has Moscow pricing. this condo is doable at 1k psf la. maybe they got alot of discount, so let's wait and see!

I called them to enquiries, they are selling at 1400 per square feet before discount. How much discount they can give ?? All these discount are gimmicks. They are the one that is stupid to think investors will invest in such project. I passed by there yesterday and is located right in front of hospital. Is an indication to tell any investors, you will need to go stay in hospital after you invest. Lol.

they should scale down to mid end condo and target 700-800 ish as the location kinda sucks. it looks so far from KLCC.. anyone knows how many KM??

Why would anyone wanna pay so much in rent to not live in the KLCC enclave? this one sure DDD project.. they btr act before they start work!

Somehow many more projects coming up in this project. Most may be looking at beyond RM1,200psf.

Jalan Ampang has been earmarked for major infra upgrade and a potential MRT in front of Gleneagles onward to Ampang Point. * not confirmed.

To pay 1400 per square feet for 600 square feet is not worth it. Better buy in mont kiara. There are many choices in mont kiara and less than 1000 per square feet.

I asked agent, they selling RM900 left right psf only, lower price starting 380K++ for studio unit. (deplux for 780k++)
soho concept, the agent said can be stay or office. 3 Towers after I calculate 380k++ installment lower.
The agent said future if rental psqf RM5 already can cover installment plan, but finally only thing I worry studio will very hard to rent out at kl area.
Novo is how many sqf for the minimum size?

earlier batch of elements got it for rm500psf lar. Seriously, for rm1.4k psf, there are many other nicer and closer klcc condo that you can get far below rm1.4k psf.

Even 328 residence by tan & tan is only selling at rm900psf early this year and location wise is much better.

High tension cable is not the big problem. They cheap because of the land owner.
Some more I recommend to invest earn office lot rental fee, first I save my renovation cost, second I no need worry tenant will always changed, residential tenant always will changed, for office different normally they rent office will become long-term, 3rd I think office lot rental fee will more stable. 4th next time my son can have an own office at kl area, easy next generation starting business.
Residential for me, I have few unit tenant always spoiled my unit some more need to fully furnished or renovation.
Now I starting to invest commercial. I checked 3 towers developer, high tension more then 100m distance already get approved.

This all info just my sharing and what I thinking smile.gif

Chances of this project folding/bankrupt/abandon is VERY HIGH! Good luck investors

I can't remember exactly, but i booked the 685sf unit and cost around 800k with discount, so it was around Rm1k psf. But later the developer said want to change the floor plan and make it fully furnished and increase the price so i thought this developer Suka suka change plan and is not reliable.

3 rower 500psf when first launch, but kosong everything, no free legal fees or whatever, this NOVO also very high risk. There are few workers in the site everyday but no progress for around 2 years.

I think those along jalan ampang mostly not performing, even Meritz and Avenue K residence directly opposite KLCC trading at around 1000psf - 1100psf. This NOVO opposite Gleneagle selling 1400psf reminds me of Panorama KLCC launch price 1300-1400psf now selling below developer price at around 1000psf and still struggling.

As per the sales person, the earth work ll be complete by MAY 2018, main reason due to the delay is because of the bassment floor. normal basement only down to B3, they need to dig till B4, btw, 20years to built? maybe some happy with it? each year get 10% for late delivery for HDA property. No? Still better then GRR 6% P.A. lor. hehe.. Oh ya, the sales gallery still open and they still selling.

Saw their site today... I think level 6 or more now. Construct by China contractor... forgot what name. Design still remain i see the pic. At least its moving now...

NOVO ampang not yet bungkus or bankrupt, i saw there is progression now. Around 3 level of pillar is started to build now. Maybe completed by 2020. Lol

Just an update, the project is very well alive & completing soon! Yes, there were some hiccups before as it had been launched for a while, but everything is running well now!
And we are looking at VP in Q2 this year!

We have in fact already sold 70% of our units.

Recently we had also did a facade testing for the LED surrounding the building & everything is all well!

Looks like the main profile of owners are investors. Not just owners who buy to rent, but owners who buy just to invest and park their money (with no intention of renting it out in the short term). Saw a lot of Notice regarding outstanding Assessment Tax posted on the main doors of the units, where the owners are foreigners (mostly from China/Hong Kong, based on the name).

Such properties can be hard to maintain to maintain in the long run (as these owners, in general, do not pay for maintenance fees) which in return leads to low demand (due to the poorly maintained building and due to the fact that the building has low occupancy). When the demand is low, then capital appreciation will be tough. Hence, it's a vicious cycle.

Only thing that I remember from this development is the awesome sky sauna with it's big window panel, giving it a breathtaking view of the KL skyline.

Not that foreign owners don't want to rent out their units. more likely many experienced dishonest r.e agents, fed up and decided to give up. some of these units are likely under bank npl.
