yes very true.. I think a monorail will do the job since monorail's are cheap.. From puncak alam into saujana putra then elmina and probably end at Kwasa Damansara sounds like a better deal.. probably less than RM800 mill and Sime can part finance it since their project is RM25 bill.. they can build a cluster of middle class apartments beside the station to ensure the line has the critical mass to succeed...
*
Bro, there will be about 30,000 households and a population of around 150,000 in Elmina. They have to do a proper planning include future grow. If not, it will end up like the monorail in KL. (too many people use it)

150k is a very ambitious figure and more than half will be children going to school etc..then when u reduce the number of people working nearby/driving to work/empty houses, the figure wont even be 20k people taking the train per day.

An LRT will be ok if it can all the way to some parts of rawang but definitely not MRT. We just cannot afford to extend the MRT now for a project that will only mature in 15 years from now..
*
1st you say monorail, not you say LRT. Imagine they build a monorail then they upgrade it to MRT later, you know how much it will cost? (I prefer the BN gov waste the money to build MRT rather then put our tax money nto their own pocket quietly) Did you visit those malay kampong near by Elmina and do you know how many Malaysia staying there currently? I have tell you, they are lot of malay staying in the malay kampong currently. Do think the part of the MRT is build in Elmina then own the people who stay in Elmina will use it, how about those who stay nearby?

how about the integrated bus station in elmina? looking at how SD pull in LRT in putra height, this MRT will have higher percentage to materialize.
*
GLC company mah...I think MRT chances is high. After the LRT in putra heights completed, property price will increase how many % in putra heights?

Yeah, me too. But knowing the government, who are reluctant to spend big in the early stage rather than later for some reasons, it is hard to foresee this. But who knows.. it might materialize, and we the Elms (along with other residents) will benefit.

Those who purchase rimbayu, semenyih and etc will not happy to hear this news....

I'm very sure they will never need to build an MRT here  notworthy.gif BN gov't making more money by making the MRT than the usual projects.. MRT's are so expensive and our KVMRT will be amongst the most expensive in Asia.. It's better to build one line going into KLCC and multiple monorail/LRT lines leading into the MRT. One such line could be from Puncak Alam thru Elmina to Sg Buloh.. IMHO, this side of town does NOT need a MASS rapid transit.

Do you know how much is the MRT on a km basis?
*
I know nothing on MRT and I don't care they are going to build monorail or LRT. I am happy if they build any of them.

That's certainly no interest has to be paid. Sometimes it may not be solely the lawyer's fault, sime Darby could have delayed their MOT payment to the lawyer which resulted in this delay  rclxms.gif

I would be happy if I were you.

you should say thank to sime darby

QUOTE(Hkwave @ Oct 30 2014, 06:01 PM)
For my case. I love the 30x100 superlink size as well, I'm currently staying in a duplex in PJ. So I will not consider to move for anything less than a 24x80 landed terrace house.

Currently my wife and kids work and study in PJ area. So travelling time for them is only 10~20mins now. If we move to DA or Elmina without DASH, travelling time will increase by at least 40mins per trip, so around 2 hours per day. And there are no suitable schools in DA or Elmina now.

I estimate DASH will take at least 4~5 years from now to complete (Elevated highways takes longer), so maybe around 2019 (provided they manage to start it next year).

Currently the superlink or corner house in DA or Elmina are at 1.1~1.3mil range, if I buy now, I have to pay bank loan interest and leave it vacant for 3~5 years since rental yield for this property cannot even cover bank interest.

So for people who worries about house price will continue to increase, this is what I do. I will use the budget to invest in good rental yield condo in PJ, 2 or 3 condos at price range 300~500k, equivalent to a superlink house price in Elmina. If property price continues to go up, most likely these condo price will go up as well since fundamentally they are much stronger (with good rental yield and low vacancy rate). When DASH highway completes, and the travelling time becomes shorter, I will sell all the investment condos and buy superlink in DA or Elmina.

Well everyone have different life style in different stages of life. When I see DA now, the township gives me the same feeling I had 10 years ago when I visited Bukit Jelutong. I fell in love and bought my first house there (currently rented out). I was still single then, so no problem with the travelling when NKVE was not so jam yet, I can get to PJ within 15~20mins. After I got married and have kids, we have to think about kid's school, babysitting, and time has become a precious element now.

I reckon u r referring to Kampung Subang? It's quite a fair amount of traveling. When one mentioning near, I wouls expect traveling from DA to Elmina la! It can be quite misleading la bro!
*
From denai alam to sjk© subang is just 5.8km. For me, the Chinese school in kampong subang consider near for me. you cant expect a school just 1-2 km near your house.

Just my personal opinion, divisive schools (race-based schools) should have no place in Malaysia.

If you disagree, means MCA has done a good job. Divide and Rule.
*
Divide and rule is UMNO trademark. Everyone have the right to learn their language, race-based schools doesn't mean racist. How about close down all Malay school and change it Full English school? You ok? Fair?

To be fair, how many Chinese/indian give racist statement? None! I was told by my teacher not to give racist statement and hurt other races when I was study in primary school or even in Chinese independent high school. How can you say race based schools are racist?
