There are few reasons why it bbb.
1. location - compare with other new townshop (setia eco hill, rimbayu, eco majestic and etc).This is the best location, it near to kota damansara, 18 km to one utama and etc.

8. Dash highway is on the way.
9. it is landed property.

If i am not wrong, IJM price are cheapter, build up is bigger but is leasehold and location is a bit far compare with elmina.

the next launch will be 22x75 and 24 x75 units, I don't think it will sell at 677K. Let say 22x75, we use 20x88 as branchmark. sub sales for 20x88 is 730k to 750k now and add 7% will be 780k +-. Dont forget, 24x79 in elmina garden selling at 860k to 930k now.

If you have budget, why not?I think next launch for 22 x 75 will be at rm780K+- and 24 x75 will be at 880k+- (maybe lower, i am not sure)

1. Less unit compare with EV.
2. Ready unit - u can visit and see the real product (workmanship and quality).
3. Save loan interest coz i was ready unit.
4. near KD and kwasa damansara/MRT compare with EV
5. more greeen compare with EV.
6. Land size are bigger compare with next launch for 24 x 75 (elmina garden are 24 x 79, if you compare with 24 x ??)
7. Elmina garden more high class look.
