IMHO, except the suspected water leakage at ground floor ceiling (can be due to water proofing failure at first floor bathroom), others should not be too difficult to fix, unless the cement block the whole sanitary piping.

Thanks a lot for sharing and uploading the photos jhen.

The water leakage does look pretty bad....seems like it's been there for quite some time from the stains.....curious what you did to detect the damage, did u flood the bathroom's to observe this damage or was it already there when you bought it? hmm.gif Please share some tips, if u have, to detect house defects notworthy.gif

I didn't have to flood the bathroom as the stain was already there when I was checking. Most of the defects are visual and easily identified by just carefully looking at every part of the house. No real secret laugh.gif

So far, I think the biggest defect with the house is the water leakage from the master bathroom. Other than that, the other defects should be easily rectified.

Thanks for sharing. Did u buy this from subsale or developer? If developer, did they agree to rectify these problems for u at no cost?

Subsale. So far from what I know, the house is still under warranty from developer till the end of next year. I guess the developer should be able to do the necessary repairs at no cost.

Thanks for reply. In that case better ask the previous owner to get it fixed from developer b4 handing it to u. Coz if im not mistaken, once handed over to u as subsale, warranty may no longer be valid under ur hands.

VP is around Sept/Oct 13, the subsale price at that time is around RM500K, so your fren must be very like here, so he paid the premium liao.

Now pricing is around RM540K-550K. Consider ok for 10% appreciation.
After the township mature, the pace of appreciation will be better.
What I see now is many owners has not move in.
and hopefully next year, those owner will will not renew the tenancy with the students also.
