SS2, varieties are there but no parking, wat to do...buying power drop lo.. in ss2, most happening area is the food court. round and round looking for parking den you will realize food court is the place to be.

ss2 has alot of massage parlour, if operasi too often , they all will close shop. personally i dun think they hv no biz. i been there many times and the biz is very good til 1am.

i do hope that our gov can be more relax, cut down operasi, road block etc n more biz frenly.

luckily msia police still not so strict on roadblock, can kaotim by $..
too bad now they raid bar n ktv very often..mainly target the GRO from china, viet, thai etc..so less gals working now..really potong stim...
they shud allow this foreigner GRO to work legally in bar, ktv, disco etc, give them work permit like other foreign labours/maid.. (singapore did that)
so day time we hv males labour/maid working , night time we hv pretty female GRO to work in night outlets , haha..

if like that , i think all shop lots can prosperous n booming...this will benefits all biz...

You are absolutely right my friend. That is why I'm now staying in Permas Jaya, JB. The commercial centre here has only pub/bars, massage parlours, KTVs, motels, spas, snooker centres and chinese restaurants. The finer things in life at my doorstep. Just my kinda place. smile.gif

rental will kill the business. as well as the renovation of the shop. alot of the shop were dirty due wear n tear. need massive renovation thats cost few hundred thousands for 4 storey shop lots.

shop owners will be happy if the tenant renovate for them to due business. laughing

in order to cover back all the expenses, the tenant needs to wait for few years to breakeven and in order to cover back the overhead expenses, renovation, utilities, workers wages etc probably unpredictable

The most business operating there is the massage business. The road where RHB Investment branch (facing the food court) is so smelly. That day after more than one year I survey SS2 for my own business, I do found that SS2 is even worse than before. Some of the shop have been vacant for more than a year.

even an rich uncle do say what type of business can do in ss2?? even have $$ dont throw/spent for the sake of doing business. wasting time, $$, effort etc.. alot of business cant sustain long open/close shop. plenty of $$ to throw

in ss2 their is alot of weird/rich/gila customer. important cheap (value for $$), big, tasty etc in order to scrap thru else forget it. if want to get rich fast in ss2 just forget it. have to slug for long time

Property is a long term investment. If owners depend on rental to pay their installment, then good luck to them. No bullets don't play with property and act rich.

i personally met one of the cofounder the guy with finance/accnting background, he said when they started out seapark was one of the more deserted of the location they considered thus cheapest rent also.

maybe the parking situation became shit after burgerlab became a phenomenon..imagine that kind of commotion coming..gengg..die also..ahhaha rclxm9.gif rclxm9.gif

Went to ss2 few times during weekends recently, most of the shop operations were closed after 9pm/10pm sharply. Is this always the case since many years ago? icon_question.gif

burgerlab the food is consider expensive. how often/always can people eat at that price. the food is so so not that great n be immune in time to come. for ss2 area majority is old people staying there n will not always eat fast food and very thrifty in their spending.

but no harm can try. just look at macd promo price is so cheap daily for lunch dinner at rm6.30 per set the cheapest. competition is there.

in ss2 area in order to do business have to be cheap first and big in portion and tasty. just survey murni daily and their prices. why is it always pack with people. can people follow the way it operates? no bcos alot want to sell high price/ profit

alot of competitors in ss2. in order to compete and stay long, the business or backup power must be real strong else waste of time and money. rental is high and overhead etc

rclxms.gif No doubt that the burger costs $$ but (anyone: normal or rich) people with enough budget always look for unique (healthy or unhealthy) foods to eat and willing to spend for it.

1) next to pelita shop (porridge shop)
2) next to salvation shop (rekindle coffee shop)
3) few shops away from digi (Big mouth burger shop)
4) previously swenson shop (now ipoh big tree noodle shop)
