Just to continue the discussion from the classifieds thread on this project. Interested to buy as it seemed to come with a lot of goodies and more importantly, quite an attractive price. It seems that the final package has not been confirmed so hoping that this thread can provide more updates and discussion.

Copied some details from classifieds :

I bought the DSL subsale infront of Impian Tropika. Call Taman Setia Balakong. Freehold.

I check check. the 3 storey only few moved in. But lots renovate it.

Can they renovate?. It maket he building not that identical already. In jadehill we only can do very limited renovation like at the back ( in front is almost impossible as it will changed the whole look of the row)

yaya, can renovate, not so strict like Jadehill or Twin palms. i also agree that too much renovation and alteration will change the look of the Taman, i didnt do much to the front of mine as i bought it coz i like the look, not bought to change the look!lol Been quite some renovation, people coming for viewing etc since last month aldy...

In all honesty, wasn't really happy with what i saw when VP, was handover in a complete mess and rush! At least the defect rectification was attended promptly but still some loose ends to sort.(My car porch still some minor water leak that takes forever to settle!)

Not SP Setia workmanship really, but compared to some others, i think they are ok though i hope they can improve for the Amerin project.

i guess they never did anything yet, all only hearsay and rumours from agents. Even the plot of land is still full of vegetation and not moved an inch.

Just called up and asked
Apparently they reduced the total units from 700 to 600.
Size increased a bit from smallest 820sf to 850 sf.
Price starting from 370k after 10% disc.
With DIBS, aircond and water heater.
Price has increased although with DIBS now
Wat do u all think?

As of yesterday, the latest price according to the SA is starting from 370k after 10% discount for the smallest size 850sf.
Tat would be 435psf after discount.
Not finalised yet though. Hope they will reduce the price.

i always thinking of runcit.

same like my project site. the runcit cum canteen operated by Indon turnover monthly is around rm20k for a crowd of workers around 300 to 500.

Whenever i got new job site, those indon kepala will bid to operate their business and hand over rm2k to 5k for my PM as commission

I share your sentiments. A large part depends on the tenant mix at the mall but within short short driving distance, most of the usual shops like subway, old town, banks etc /Supermarkets like AEON, Econ Save etc are already in the area and not forgetting The Mines, which is just a short drive away. It will be interesting for me at least since i m staying around here. No harm for me to have another mall and shops!

Yes, agree. They are rookie in many sense of the word. The Impian Tropika they did was their first foray in landed houses and i must say they have a long way to go to become a solid developer, not that they are unreliable or related to dirty tricks, but in many other aspects like their management of the main contractor, handing over units, rectifying defects etc.

In this Amerin now, i think it is definitely a first for them to do a mall cum condo type project so i m sure they would want to have a secured and solid sales to start off with since this is a rather large development for them.

Exactly! Last year when i heard news of this project, i was roughly told by the developer that it would probably be around 300+ psf, and since it was at the beginning stages, i was thinking might be worth a look and perhaps final price around 350 psf, it seemed highly possible. However, this is getting ridiculous now that they set the final price at 450 psf at this area! I would give this a pass honestly.

My only consolation would be that if this Amerin price is at 450 psf, Impian Tropika should be at 400 psf, not too bad for my current house there!lol rclxms.gif

Its like giving extra Kopi Money to agent for secure a unit.

This morning i receive their email too stated (Earnest Deposit is RM10,000.00, Forfeitable 50% if Loan Rejected. This is because we are looking for serious buyers only).

rookie developer, the furthest i would go is to say they are OK, not as bad as TALAM but OK only. Still got a lot of thing for them to learn. Plenty of defect rectification during VP....i can write 2 pages extra for them to slowly check. Was quite sad when i took over, took 3 months of rectification and everyday follow up from my end to eventually settle for to be able to move in. a few units are in quite bad shape! Luckily not mine. One unit now undergoing massive defect rectification macam rebuilding the interior like that.

Thats why i hate purchase something from exclusive agents. Really talk kok sing song.

Silk residence i kena also. Keep saying side by side car par for my large unit now end up tandem!

luckily my 1st house and suria residence is purchased through developer marketing team. Hassle free and no headache.

might be your boss has no problem securing loan and are confident on that, so that forfeitable margin is not his concern anyhow. But for average buyers point of view, this is making the developer look bad.

Peri gor and other tk... we also like to get some good stuff for our frens and associates too.. sure will do that. Actually my boss intention is to take up some floors for his frens and associates. I dunno whether we r so called agent o not tongue.gif So far we din practice on the forfeiture of deposit since the intention is to convert the booking into sales. Some small amount might b imposed later but ofcz not 5k lor. We can't control the prices since we r not the developer biggrin.gif But they promised on the delivery so all of us can make few more cents.

It is good that your boss doesnt practice that as it doesnt feel right to buyers on the forfeit plus its a 5k. That is why we are scratching our heads on how can developer missed this and have their image on stake, or is this the doing of the exclusive agents instead ? We are not sure.

20% discounts is not the main concern, as we anticipated that the adjustment might just bring it down to 10 or 9% initially, but the price is just stretched too much from the start RM360psf and now RM450psf. If they cant commit that much why advert it in 360psf with 20% discounts ? sounds fishy rite ?

It part as progressive interest to be charged from banks on progressive payment to developer.

Just got the access card 2 weeks back. Developer still learning how to instruct guards not to anyhow let ppl in! These are the nitty gritty things that they need to learn quickly...

Btw , the price about fixed. According to developer SA, their units are selling fast!!!lol.......so no way they will reduce or do anything as they factored in GST increase too!! It's deemed to be reasonable and attractive by their boss.

Anyway, dun want talk so much, i decided not to go for this.....later kenna blame for saboing....

If managed by this developer, than will add another Big NO NO...they already have problem managing a small Taman Impian Tropika! I really cannot imagine they start managing a mall of this size and also 600+ units apartment.

Just the process to take access card and pay maintenance fee at Impian Tropika already a night mare for my wife! laugh.gif add on the defect rectification issues nonsense. dunno how to correctly instruct the security guard not to anyhow let anyone in etc all these elementary stuff they already struggling to do properly! If they do manage a mall, i think it will be a very tall order for this husband and wife team developer. From what i see so far, i have absolutely no confidence for now, unless they can start doubling up and getting their act together in record time!

Just the process to take access card and pay maintenance fee at Impian Tropika already a night mare for my wife!  laugh.gif add on the defect rectification issues nonsense. dunno how to correctly instruct the security guard not to anyhow let anyone in etc all these elementary stuff they already struggling to do properly! If they do manage a mall, i think it will be  a very tall order for this husband and wife team developer. From what i see so far, i have absolutely no confidence for now, unless they can start doubling up and getting their act together in record time!

Looks like no on but dev say sure on. Say wanna fence the area but no news. Say will put up advert board high and big at the site but no news also. I just went to sales office today. Left about 50 units at Tower B. All the not nice numbers like 13A. Seems like a promising project and very high potential. Also they told that Aeon Max Value, Chicken rice shop, Starbucks and Kenny Rogers are some of the confirmed tenants for the mall. They are also negotiating with MBO for a cinema. Hope that would materialise.

Wah like that need what fast food chain only consider extraordinary? Not good meh another cinema? TGV friday night always full wei.. Some more Aeon Balakong is always packed on weekend even there already 2 mini Aeon around. So I think Aeon should have got the number rights before opening another one.. If you chose to believe and trust whatever information passed on by this developer, than good luck! There are even units left in Block A the first phase....Sticker game to the max. There will be umpteen units from the developer for sale once this project gets completed tongue.gif , those that were supposedly sold out. External sales team changed dunno how many time already, still promoting and giving out flyers.

Workmanship, quality wise, be afraid, be very afraid of what they deliver. Ask a few of their customers of their completed project in this forum of their after sales and built quality and you will know.

Anyone bought a unit here? To be honest I have been comparing between Silk Sky and One Amerin, I find that in terms of package and value wise One Amerin is better off. But seems like a lot of negative feedback on One Amerin Developer.

fairly new developer, so they are still learning and sharping up their built quality. But it seems like very slow where Silk Sky also is considered very slow on the progress but One Amerin is actually prelaunched 6 months earlier to SS but is even slower then SS looking at the progress now. I am interested at first but the agent words keep changing, price keep changing so i just drop it. Now seems like the price and everything is firmed, its not bad just that the developer is not seasoned yet so dont expect top notch quality finishings.

The developer is far from being anywhere decent. I bought their landed prop in Taman Impian Tropika, workmanship is really quite bad, and too many complaints from the current residents. On the note of workmanship, it is really bad. Majority of Taman Impian Tropika has water leaking problem and till today, many remain unresolved so the concern is how they are going to start building a tall condo when the basic landed 3 storey house that they built are having so many problems. The contractors they will be using will likely be the same old gang of ah bang and ah deks who built Impian tropika so do not expect any miracles or massive improvements in the built quality.

As many had known here, they kept on revising the prices for One Amerin, up to a point where there were 2-3 or more versions when they first started this. This wouldn't do well for their credibility isn't it? Another is their favorite sticker game so i pity those who had bought for investment coz when completed, you will be competing with the developer to sell off those unsold units, and they will offer free SPA, Free this and that to compete with you, again this is what is happening at Taman Impian Tropika. I started this thread to discuss this initially as it might be a good opportunity but you can see how it pans out.

Never dealth with Cheras Hong Soon(Silk Sky) but heard from Cheras old timers that they are quite reputable. Drawing on this and my experience with One Amerin developer, the choice is quite obvious and would be Silk Sky.

I almost wan to pay deposit last week after they told me aeon or max value either 1 is coming. But my fren told me it is impossible because there are 3 difference type of aeon surrounding there. And they keep changing difference group of saleman......

Btw I view some of the unit (i cant remember the name, with semi d, link house and small bungalow) they build before this condo last 2 year. Their after sales service and the guard house was so lousy. And a lot of unit unsold. The developer told difference salesman difference pricing and its keep increase, so the salesman also very innocent get scold after we found out.

The so call bungalow they show me was water leaking, wall got lots of stain, not balance, toilet also leaking and.....the lift is just sooooo slow. I believe is make in china.

But The salesman was really good and told me they can fix it, but when I reach to management they ask the salesman to tell me only warranty 6 mth (which they told the salesman 2 years) The salesman also get angry and introduce me taming mutiara.

Bro, i suggest u can have a look for silksky or cheras mahkota. Those cinema and starbuck always a lie! I kena many times already. Or maybe u can look further near to the highway which i believe is mkh project.

Big developer should be better, this is what my experience lah.

I always saw their fb ad and even their salesman stand infront of oldtown to sell. U believe they finish the unit ah? The superlink they also said fully sold last 3 years but still got developer unit to wait for u smile.gif but believe me all of them are the same.

Tower A fully sold??? Sticker game lah, like they always used to! last time when first pre launched say 4 day finished 150 units and you can see the sticker so damn fake, whole floors get sold out as if booking vegetables. As it evolves, than start to realized that those floors stickers disappear and then can be booked!

Once they complete, many mysterious units start to appear on the sub sale market and as i mentioned, these will compete with the other investors for the sale, and they will offer free SPA etc, and you will be stuck with it for a long time before you can sell, since you will be "handicapped" by the freebies offered by the developer.

Good luck and hope you win big because if you win big, than my house price will also climb! rclxms.gif Just make sure you dun take the highest floor because it will leak non stop for sure!lol workmanship is one thing, after sales and delivering their promises of shuttle buses and whatever tenant they said remains a big question mark.

Come to Impian Tropika and see what they promise for security.....lol..........now after 1 year, left one security camera working the rest all spoilt and developer just act blur... Just to quote u an example of this developer's promise. You want more example, feel free to PM me and i will also pass you a few current owner contact in LYN for you to ask them.

Yes i heard that too. However, there are quite a few units that are still owned by the developer and their relatives, so minus that out i think shouldn't be too many real owners left?

RA already formed months ago but all the current residents are still waiting for the RA meeting to be convene, not sure why the developer just keeping quiet on this. This would be the best time to iron out any issues and also the maintenance fees problem.

Yeah the mall will bring the value up IF it succeeds, and if the developer delivers a good product but sorry i'm not a fan of them now. Nothing to lose for me but to buy their high rise product is a huge no no. I rather do Cheras Hong Soon ones outside.

I think Lexis will have a project behind this Taman? Drawings all out but no launch news yet.

Too many unknowns and mystery from this developer......Or should say bo chap??

With a mall is better for sure, just that the credibility and ability of this developer is in doubt to pull this off, and of course the value preposition in terms of getting a minimal defects product, and their commitment to this in future.

Yeah, hope Lexis quickly start work on theirs, it can only be good for my future house value to have something of this type nearby. rclxms.gif

earlier in the thread, salesman was telling Aeon, and now heard is Giant(which i think is more likely than Aeon obviously!) Current giant cater to a lot of foreign workers so keeping finger crossed that these foreign workers do not invade the mall when they move there.

The only thing is that the mall is facing 'inside' rather than the highway. This may not be as desirable? Nevertheless, more malls and more news is better for Taman Impian Ehsan area.

Opposite the road, Bangla hang around in Segi fresh...cheap stuff....

Current Giant here, Bangla hang around there and also the cheap clothing shop opposite it. Will bangla go over to one amerin when its completed? quite possible since this is nearest where they stay in Impian Ehsan....Aeon Bigm Jusco Selatan and Mines a bit too far for them to walk....

Place feng Sui is so good and the mall will do better , I think the developer first will promote the mall gao gao then only launch selling the tower block after mall opening . This type of developer just want grab money first . Gd luck to those buyer

If experiences in Impian Tropika is anything to go by, take whatever this developer says with a huge dose of salt. Cannot trust them to even organize a simple RA meeting so better not put your money that they say whatever in their sales talk.

Oh btw, the sales team had changed so many until need to give flyers and set up booth downstairs their office during weekend, trying to sell One Amerin and also some units in Impian tropika, and it was all thought that impian was fully sold out!lol

Very competitive it is. I had witnessed and see for myself how hard the One Amerin sales people been pushing this, and kept on changing sales team and agents. at last count, probably 5 or 6 teams had came and went, banners and phone numbers been changed so many times. Signs of desperation?

this project is too near those low cost flats hence if u wanna do rental play the target audience will be of those living or working around that area. Entry at 460k+ not appealing in terms of ROI. With that money rather go in Sandersons Bukit Serdang. But again no project is bad. Depends what u looking for.

Husband and wife hold at least hundreds of units including via proxies and relatives!!!! brows.gif

Balakong lacks a nice park where people can bring their families to enjoy nature like bkt jalil. But that cannot make money so people just go to shopping mall lo

because i saw how this was played in my current taman by the developer and when they first launched one amerin the sticker game was so exciting and funny! makes a good drama!! even their own staff and main con staff that time told me that this developer love stickers.

Yaya and i opened this thread.....supposedly to talk about whether one amerin is good or not. so i'm actually talking in my own thread and yes that makes me very happy. smile.gif

a month or two ago caught an agent promoting here showing the sticker board, totally different from one here who showed another version. I cut and pasted the two versions!! haha.. all home made. The thread was around for few days but deleted. Some of you might have seen it.

Anyway, come to Taman Impian Tropika, talk to a few residents. They will tell you first hand how they kenna played. Wanted to buy the units initially, developer said sold, stickered liao, so they no choice bought another unit. After VP and moved in, many units that was stickered previously, developer trying to sell them off desperately!

For this One Amerin, the sticker board got dunno how many versions!haha...
