I think this freehold if no flood = 5 arce + the commercial areas is quite ok....this one below itself is a mall.

362psf x small unit is quite affordable. highway. malls, hospital, school, upm, utar, ukm. mrt, ktm & internation school.

This one amerin should avoid flood. Bcs the land is on a hill slope goes down to sungai balak.

i think this project is quite workable.

Surround have huge residential potential.
Opposite land have huge industrial area.
Commercial can work.

In the middle of Silk highway, close to Cheras south and serdang, underdeveloped.

Rental market:
Heritage too high rental fees, might spill over
Belimbing height, current have very good rental rate.

Cons: this area middle to low class resident. appreciate might be very very slow.

What other think?

The stretch of balakong -silk will slowly transform. The factory owner and landlord will soon sold their land to developer who agressively active in there. There are many factory about to move further down to lekas.kajang.area .for them is consider upgrade.

There are 3 access ways to go to KL (sg besi, MRR2 and Cheras Kajang highway), still, the traffic a bit of problem at the time all people are going to work and after work. Anyway, i think whole Kl is facing the same problem at these hours.

Personally i think this can be a very good investment.

at that location, i think 80 psf is reasonable. 2 years ago if i dig my brains, shouldn't be too far away from 60-70, and that's before the MRT started construction, just a rough idea on where the stations are.

with the confirmation of the location (the digging has already started), balakong is poised to be within 10 minutes driving (well, drive quickly) to MRT and 15 minutes to KTM at serdang (with the massive new multistorey parking lots)

if die die must use. most likely using taman koperasi one . there is this short cut cheras jaya to taman koperasi.

Taman koperasi also got car park.

It has been a bottleneck since years ago, with all the development coming in, it just got worsen. Usually i would just take silk highway to sungai long and turn onto Mahkota Cheras to exit Grand Saga Highway. It it faster when traffic is at its peak at jalan balakong.

Still havent receive any mail from Peri kor or TS .. really eager to know the details ..

I think this one is not BBB but just B only. Kitchen cabinet sure small and cheap for the whole thing baru 800++ sf ... so how big can the kitchen be. Price psf seem a bit high even with 20% rebate. Hope they throw in DIBS too when launching.

Keen on group buy too if got further discount.

Oh well, I get the respond from my agency leader, he said that due to the hot demand for the Amerin property recently, that's why the developer decided to raise another 10K on selling price.

It is actually reducing from the early bird 7% discount since the project launch few months ago, eg: RM500K x 7% = RM35K, now the increment of RM10K equal to only RM25K discount from the original selling price face value, still consider a good bargain though. smile.gif

The sign board is pending for approval until next month. By August probably you will see the erecting banner/sign board for this upcoming project at the Balakong site. The showroom will be ready sometimes end of the year I suppose. The developer (Capital Trend Asia Sdn Bhd) simply can not put on their sign board as they pleased for this ONE AMERIN RESIDENCE before they got the consent from the authority.

Currently this is the soft launch period, that's why the early bird can enjoy the 7% discount (now increase RM10K already). About 85% of the phase 1 (Block A) has been sold. The next phase property price at least additional 5% dearer than the existing phase 1 project.

u sure developer can practice forfeit of deposit ??? even for cancellation under HDA act ur not allowed to collect deposit whatsoever at the first place.. bkful as this can be challenge

A good one to buy.. Get it before GST comes in. FYI, if you are young(below age 35), try to pull your tenure to the longest possible. This is to reduce your monthly commitment, meanwhile if you have the money, you can always pay more to save interest..

I am not recommend this.
I am the buyer of the D'impian Tropika, the same developer of this project but they changed to use another name. I can tell you many issues found on house defecting...very horrible water leaking problem, tiles, imbalanceXXX.....
the service of the developer also very poor. don't expect good service from them.

Be carefully on this project. Work might be delayed.
Site already stop work for couple of weeks. Notice this is the second time stop work. Most proberly money issue.
always buy from known developer.
