Prefer for own stay instead of renting out. Double storey there renting below RM1500 at this moment. I think One Amerin there will be surrounded more foreigners. Those foreigners may go OA to enjoy the aircond after work.

+1, Same here. More on own stay.

I used to think property price in drop for these two years but I am wrong......

Property price will continue to rise instead of drop..

May i chk with u guys..which bank u all going for? Islamic or conventional?

For me, Islamic loan is always my last choice.

You can google and study some tricks about Islamic loan (tht's why Islamic loan can give you free legal fees, 50% subsidy on stamp duty and free valuation fees for sub-sales).

I will prefer to go for fully flexi or semi flexi.

B1/B2 not block by A1/A2 i think as it is different facing.

BUt A1 /A2 is better interms of privacy and these two block will hv their own swimming pool.

A1/A2 is opened for booking, not sure about price but definitely higher than B1/B2.

You can call the SA to check.

I've contacted the SA, the phase A1/A2 is 10%++ higher than phase 1, which is around 530psf from 460psf.

Hmm the price pretty high though. Ive more reason to consider other project which ard 500-600psf in differ location ady.  Phase 2 should in higher land and have better view and as mentioned also have own facilities. Other than that, no other differences to phase 1, phase 1 wil be next to another block of 200++units, which seems like  alittle higher density.  Maybe thats why the price is higher at 520psf for phase 1.
Nways the price yet to finalized accordin to the SA.

Bro, Good deal will not wait for ppl. Those who make money is who is willing to take risk. (High risk high return)

10percent higher is consider reasonable. U just gonna to decide this project or another if u r keen to invest, else when the time u make up your mind, boat already gone.

Think the door is the same as no point to hv two different interior and layout yet the facade is same. But there is sky garden at block a1/a2.

This is very common tht price of later phase is higher than previous one even there is no changes in terms of layout, material etc etc.

I think A1/A2 will sell quite fast as well. And SA told me official launch will still in September.

If you talk about swimming pool, block a will hv their own. If common facilities then will be on block b.

Price point is good for own stay, but investment bit tough, by the time 3 yrs later subsales increase to 700K. buyer need to fork out 70K as 10% downpayment. market can afford it??
developer selling B2C price now
my 2 cent opinion ya. hope you all don mind
*

I share the same with you as nowadays all the developers are selling future price. However, 3 years down the road, the market will absorb the initial launching price and the future properties prices will asking higher and higher.

I think 3 years later, the condominium price in Klang Valley may reach RM800 - RM1000 psf for new launching unless major economic crisis happened like 1997 and 2008. tongue.gif

its quite scary if wat u all said is true.. msia working income cant folo the pace close enuf.. major problem for the people..

I can foresee is going to be true. Whenever I went to the property launching recently, those ppl who really place their booking quite a number of them is uncle, aunty who worry about their children cannot afford to buy house few years later. Will not surprise few years later more and more 3 generation loan in the market.

Btw, received a call from a aunty who already had 4 properties in hand ask me where else have new properties as she wants to buy for her son..... vmad.gif vmad.gif vmad.gif

Is kind of normal for new projects.
For example phase 1 500k,
Phase 2 add 4 air conds 520k,
Phase 3 free water heater 530k,
Phase 4 give better tiles 550k.
*
But the free air cond and heater is more on fitting not building material.

Even tiles is very subjective? hmm.gif

the thing is we r not sure block B use wat material also??
*
Think all block A/B/C all using same material as no point for developer to have diff material due to economic of scales. If I will be the developer, I will not choose to have diff building material for diff block as it will consume more time in terms of purchasing, construction progress and monitoring of costing.

What I think the misunderstood here is the extra fitting like air-cond etc which Block A will have and block B does not have. As for me, I will rather to buy bare unit as i can have ID based on my own preference. tongue.gif

Very true bro. Different material means more expensive as developer wouldn't be able to capitalize on better bulk rate purchase. Moreover, storage will have to stock up extras for each different material type, wasting more space capacity.

Extra fitting is a norm for developer to make it "attractive" to sell. However, they are all costed into the purchase price anyway, and at times, it would be cheaper to buy them on your own. Costed into purchase price means, having to pay more due to loan interest % in long term. It is like taking a loan to purchase air cond units....for payback in 20-30+ years.
