After research some "high end" condo in the same area:

WOTP: 880,200 for 1694sf; 10% rebates + 2k atleast Angpao = 467 psf
VINA: 1270sf = 450-500psf
DreamCity: 520psf for 1430sf
OneSouth: Soho 500psf for 1270sf

All around the same psf from 450-550 for their so called luxury/ResortStyle/High end condo. hahaha (I excluded the CasaGreen, no offends to their owners yea).

I also wish to have Money to build my bungalow/ or atleast landed house, but I've decided to move away from Landed to Condo due to only 2pax (3pax max) and I prefer facilities & tight security. (My parent won't stay in condo, so I've to secure a home for 2 of us).

How you access the projects that you mentioned above are "luxury/High end" which even not completed? haha... after completed, maybe is not high end anymore?

The project not yet launch have so many questions already. Once launch if selling like nobody business wonder if still hv more questions.... Haiz.. Guys, be little but patient. Wait for official launch and ask them, if u happy, then proceed, not happy then move to another one lor, as simple as tht.

After all, where else in kv u can find new launch with low density at less than 500 psf wor...

And I m sure tht there is a long waiting list now for b1 and b2.

Even you raised here, will you get your answer ( I doubt till official launch) and immediately change your mind not to proceed? Or will you still be waiting for official launch and clarify then only decide? Me too also having some questions which pending for official launch but I think no point to guess ourselves now.

You can talk thousand things here but bear in mind that there is nothing call perfect. Look at petalz, ppl (include me) keep complaining price is high, this is not good, that is not good, but......will this stop the project selling like hot cake? It seems not. Of course as consumer we hv right to ask everything but juz feel like some of the concern raise by someone is really too much which I think we would not get an answer till official launch. Instead, why not just list down the concern and raise it to developer when launch rather than we guess ourselves and yet cannot get a clue. No offend,

I also went to see paragon 3 earlier. Almost book but end up withdraw due to leasehold (prefer freehold since next time transfer name faster without waiting consent).

Come to know about ct from developer. Just hope by the time completed, the traffic is improve else I just rent out first (thinking to use it as retirement home) as I also stay in Setapak.

Ya. The rental yield definitely not able to cover as the entry price is too high nowadays. Unlike the property few years back which a decent condo selling only at 300K and still can fetch a 2K rental.

The maintenance for CT is estimated at 0.25psf and is around RM320 for 1270sq.ft, if 90% loan based on 600K which installment around RM2700. Is almost RM3K per month........

For me, as long as the rental can fetch 2K, i m more than happy liao. rclxms.gif

Ya.. I was attracted by the private lift concept.

BTW, come to know the Paragon 3 developer is not really good one as they are delaying the landed property handover and workmanship is so so... this is another reason turn me down.


CT developer is ok as I bought their previous property before. Handover on time and workmanship ok.

I prefer not too high as scare especially with balcony. Mid floor is just ideal.

I would like to pay a visit to VINA as well. Are they open on SUnday?

agreed on what u said. 3 years down the road, traffic there still be the same or maybe worst due to completion of prima home n mrt2 may not ready till 2020. need to prepare for torture in the traffic at least for few years after vacant possession.
