bro.. tats Taman Pertama which literally the very north part of Cheras, very close to KL City...
Damai Perdana is southern part Cheras.... both very different locality leh...

Cheras in KL starts from 1st Mile and stretch all the way to 14th mile in kajang.. Silk Highway at AEON is 9th mile..

literally you are saying like the whole of Cheras are comparable?

I have edited my previous post... let compare within the vicinity..

agree, but pros an cons.
they nearer to kl but leasehold, and the spec is a bit outdated, less than 2ac of land no landscaping and less facilities.
and again, for the price of 600psf leasehold no landscaping, malay area, some people will complain that better go somewhere else tongue.gif

1-2KM are too narrow, most of the time you cant find anything to compare.
i prefer at least about 5km.

those 500psft - 600psft around Cheras south area took a while to sell, I scout around this area, WOTF and Altitude 236 where got HOT CAKE lolzz..
Casa Green was pretty hot as it was below 400psft.. YouCity has MRT as catalyst, thus catalyst driven sell better..

Anyway, if discount and freebies are decent enough, could be another BBB..

The development looks like building on large plot of land,,, if concept n density are reasonable, mayb can make it, waiting more info from u ...

This project sure sold out de la.. Nowadays people buy properties like buying groceries.. Even you build a condo in the middle of a cemetary also got people buy (Consider as landscaping too ma, good feng shui somemore)..

how about compared to this one Maxim Residences at Phoenix Plaza

400psf and nearer to KL city with MRT and banking on Cheras Sentral ? hmm.gif

nowadys no more land in KL area...Cheras up to 9miles can be consider near....even thought is bit distance to KL city..500persqft not a problem...
you can use google map to measure the distance to KL City centre..you may notice not much new condo can be developed already...

South of KL means those futher in side Cheras ie batu 12...etc, right ? then is even further from KLcity centre ? or Serdang area ? can use the map to measure the distance...

Maxim is much better. Leasehold also worth it since you won't stay in the same condo for the rest of your life. So bad it's fully booked.

South of KL covers many areas le. I can call Kajang as KL South too, or maybe call Semenyih as KL South-East.

KR n G Res are around bukit jalil n oug area, these are KL area,,
Zest is at KL n Selangor border
SW is further witin Puchong

Batu 12 is already selangor
