1-2KM are too narrow, most of the time you cant find anything to compare.
i prefer at least about 5km.
those 500psft - 600psft around Cheras south area took a while to sell, I scout around this area, WOTF and Altitude 236 where got HOT CAKE lolzz..
Casa Green was pretty hot as it was below 400psft.. YouCity has MRT as catalyst, thus catalyst driven sell better..
Anyway, if discount and freebies are decent enough, could be another BBB..

Damai Perdana is southern part Cheras.... both very different locality leh...
Cheras in KL starts from 1st Mile and stretch all the way to 14th mile in kajang.. Silk Highway at AEON is 9th mile..
literally you are saying like the whole of Cheras are comparable?
and Taman Pertama to Damai Perdana exceed 5km even by straight line distance.. lolzz
