20% is nothing. Some developer already offer 15% up front and DIBS.

To control the price, the government needs to control the foreign investor as their purchasing power is super high. Impose property tax up front at 30% and they can only buy leasehold property as they are foreigner else you will surprise a big piece of land belongs to a foreign country.

Yes... Kampung Baru Developments if go well will become the most dense place in Malaysia due to small parcels and high plot ratio* *depends on commerciability.

Unless there is a new law, i will say this is 100% no go. Do know that dr.mahathir had tried it before but not successful? Tanah pusaka is not easy to handle especially when the malays who live there already got children and children got grandchildren. The longer we wait the harder it is to get everybody to agree

Affordable housing program if it works great.
Lets take an actual example, Sime Darby has an on-going example at Bandar Ainsdale outside Seremban. The first phase priced town houses from RM160K. I think the smallest unit is like 700-800 sq ft. Do you guys think its good value and cheap? For RM160K, you can still get a landed property in NS.

i always got chance to visit PPR , i wonder PR1MA = privatize PPR . OMG , trible parking, dirty n smelly lift full of bad word , motorbike get fire at night , rubbish ,used furniture put on the walk way n staircase , post box become the store n point to collect or trade drugs , young 'rempit' boy n girl mix arround ....

do U want ur child growth in this environment ?

i do not mention break-in case , fighting n others criminal coz it happen every where .

Instead of blaming on speculative activities. Why?
1. Malaysia is ranked second money outflow in the world.
2. RM keeps depreciates against major currencies. Oh please, never compare with toilet paper USD.

Mind u, to build a strong economic & high income nation, keep subsidise the local poor OR the foreign rich, is NOT the way.

ehh.... so if prop price raise 25% in 2 years,
Assuming Gov always lag by few years before they kick off their major plan (say 2 years la.. like LRT and MRT case)
lets say after 2 years, Gov expecting to sell these houses 20% below market price at that time
so new buyers are expecting to buy at current price la?? not so bad la....

PR1MA has its own regulatory system and habitation rules. As mentioned before (in the original PR1MA thread) it will be part of an Act which will be tabled in Parliament.

As of now, things are put on-hold. But construction has commenced in the PR1MA Nusajaya (Johor).

Also bear in mind, we should only talk about 500,000 units as PR1MA. The other half is normal PPR but in other states (so some state agencies will be involved), unlike the KL ones which are solely DBKL.

I see there is a need for more PPR homes in KL itself especially in places like Salak, Sg. Buloh and Gombak.

The next PR1MA in KL should be the Bandar Tun Razak one. I saw some latest pics.

Having said that, if PR wins, I think PR1MA will be part of the PR's affordable housing plan. Just a name change.
