 1,000,000 New Affordable Houses (2013 - 2018), The end of speculative activities?

In the past 3-4 years, we have seen property prices rising rapidly across the country, primarily driven by artificial demand i.e. speculative activities. The market prices have gone to a ridiculous level to a point that it frustrates both real house buyers and property investors. Most of recent new launches in Klang Valley are priced from RM600psf and above. Developers are only interested in maximizing their profits by offering similar products i.e. mixed development.

However, in the next five years, 1,000,000 quality, affordable homes will be build - both by public and private sectors. This includes 500,000 PR1MA houses, where their prices will be at least 20 per cent cheaper than the market prices.

Now, this is a good news for everyone, unless, you are property speculators.

1. Will this be the end of speculative activities we are hoping for?
2. If you are a property speculators, what would be your game plan now? Sell, maintain or buy more?

its a joke.

for example, prima 1 at cheras alam damai which consist of 2000+ units, a high density project.

as we all know, low density project usually price higher, high density project usually price lower due to more unit more profit can make.

a good example is old klang road parklane, over 4000 unit and their price is about 30% cheaper than the market rate. palm spring kota damansara also about 20% cheaper than other when it launched due to 2000 units.

so, if 2000 units and 20% cheaper, what so special? i can say any high density project always cheaper than others. what our government need to do is: approve the high density project. thats all, no need to come out a single cent.

Market price is the catch... Hahaha... Who determine market price?
By the time they build, market price already 800psf, 20% cheaper, will still be 640psf....

This is NOT a political discussion and please don't turn it into one. If BN win, 1,000,000 houses will be built in the next five years. If PR win, 1,000,000 houses will be built in the next five years too.

Either way, property speculators, you all going to lose.There is no way to sustain the current ridiculous market prices. After causing sufferings to others, perhaps, it is your turn now to suffer?

Guys, 1 mil affordable properties in 5 years? Dont be stupid la. BN or PR all wanna be santa claus now. Come on be logical. This is malaysia. U think things move so fast? Some more we all know even taikor developer would struggle to build that in 5 years. It is election talk ler. Purely. If they can build 100K affordable houses also good enough already ler. I feel sorry to those who believe politicians. Empty promises most of the time!

Honestly even if they could built cheap i dont believe the finishing will be good, if high rise it will be worst if without a good management.

What is your budget and location of property u looking at ?

i pretty sure not in 5 years.
SP Setia already announced that their affordable properties in kampung ikan emas near Jln Loke Yew will start in 2019.

Yes true actually now i heard many complaint of setia alam buyers quality isnt that good.

Some people wants cheap, cheap houses still available bkt jalil talam ex project quite strategic located now and next to many upcoming nice project.

If someone want cheap and good quality , good location than keep on dreaming la.....

not sure about the real procedure but generally we believe there are some hidden agenda, like bumi quota.
