Should be refinance from Cimb and OCBC with loan amount above 500k only entitled for such rate.

I plan to refinance my property, outstanding around 250K & cashout of 300K which I may or may not utilize. Just need it as backup.

Is it better to finance everything as term loan (flexi or non-flexi) or should I convert the cashout portion to OD? I understand with secured OD, rates can be identical to term loan.

Hi,

Below is my details:

Gross Income: RM 6100 (Basic salary + Fixed allowance)
Nett Income: RM5100
Age: 35
Car Loan: RM580 (still have another 5 years to pay)
-1st Time Buyer
-Plan to loan 90%

I am Planing to buy 2nd hand terrace house with bank value RM410k - RM450K

Please advise am I entitled to get the loan?

Am i entitled to Loan 90% for it? Maybank just able to loan 80% from it only.

If anyone can help me to try out just let me know, i'm rushed on it. Prefer OCBC or Public Bank. Need to sign the S&P on this week.

Hi Choi, refinancing to OD is slightly higher increase than TL, around BLR -2.0 to BLR -2.1. under individual name, however if you have no need for the money currently it is a better choice. Other wise take up a full flexi facility will also help in interest savings. For the OD portion you wont be able to take out such a large portion. Maybe you can work around 450k flexi loan and 100k OD. do PM me for further info.

Hi,

I have a question to ask here.

I already paid the booking fee and signed the Letter of offer to purchase from Agent. The owner not yet sign because he was at outstation for 2 weeks.

Agent told me that I can proceed to apply housing loan even I don't have copy of title (Owner was at outstation). According to him, OCBC and Standard chartered will accept the application without copy of title.

Need to confirm about this.
