Snp and loan agreement only my name..

Shouldn't be a problem legally, but the developer will need to change the information saved in their data, because later when they want to issue out the strata title, they might mistakenly write in your wife and husband name.

Hi. I jz had my house loan approved by pbb but are unable to giv me offer letter yet due to their bank loan quota fulled and they will write a letter to appeal for higher quota. Does anyone face this before? The appeal success rate will high? Thanks
*
Hi

Regards to this if the quota is above the approved amount then will need to see if pbb allows an increase in quota to take in more borrower. Otherwise you will need to apply in other banks.

Hi thanks for the info. 1 more question, bank quota amount is by project or by branch or a lump sum quota shared by all branch regardless of project. Thanks
*
It's shared by quota allocated for the project. So going to different branch makes no difference

Hope that helps

Hi dear banker, my friend is looking to buy a new launch project (1st house) at around rm555k, so 90% is RM499,500.

She is doing sales, so is basic+commission, just joined 5 months only, her income is around:
1st: 2600
2nd: 2600
3rd: 2600 + 4650 comm
4th: 2600 + 6100 comm
5th: 2600 + 4100 comm

I heard the bank can accept 5 month payslips and divided by 6.

She was told by RHB for loan at 4.4%, not sure is flexi or what...

Commitment around RM600 for car only. CC o/s around rm1k.

So the question is:
1) RHB take how many percent for commission income? 80%?
2) Max DSR for her case. 70%? Because average by 6 is around rm4k+..
3) Is she eligible for the loan at 35 years?
4) If her loan got rejected due to dsr, can she appeal after 1 month with 6 mth payslips? Will the unit booked being release to other buyer?
Many thanks!!
*
Hi there

1. The calculation depends against your comm and your basic. If higher then 50%, if lower then 80%.
2. I suggest to apply it 1 month later on the 6th month
3. If her age below 35 then yes
4. I would suggest 1 month later to get the 6th payslip or at least 6 months of commission otherwise she's running on flat 2600.

You're welcome

ya bro ... just started job and income not so stable yet very hard to apply. best wait for 3 more months where she can show 6 months with commission pay out.

Thanks for your advice.

5a. 1st is the first working month
5b. Yes, because the commission is paid after 2 month, so the sales she hit on first month is paid on 3rd month and so on..
5c. Nope..only saving..
5d. Last time she told me, but can't recall now..will ask her later.
5e. Her loan is RM39k, 7yrs, haven't include the interest yet.
6. Oh, got bank can take the latest 3 month? (Because latest 3 month have commission)

Many thanks.
*
Hi,

For your friends best interest, it's more advisable to wait 3 more months before she apply the housing as her payslip will be stronger rather than current one. However if she can't wait then she can still apply now but the loan amount that she can borrow is slightly lower due to her current car commitment plus the big amount of loan she's taking.

I can't give her a fair estimate amount she can loan now as unstable salary is the issue here.

Hi.. need help from expert on the following complicated case:

First house S&P under husband and wife, Loan under husband
Second house S&P under husband and wife, Loan under husband and wife

Want to change to :
First house S&P under wife, loan under wife
Second house S&P under husband, loan under husband

   1. What is the cheapest & easiest & fastest way to do this? Anyone can help me?
   2. There's love & affection transfer which allows exeption on stampduty?
   3. Is it possible to do transfer name first or need to do it together with loan application?
   4. Who should i approach, directly to bank? Will it be cheaper to use back the same loan from same bank, or change bank?
   5. Husband cannot afford to take the full loan of second house, unless the loan of his first house is transferred to wife, so we need to follow sequence, wait until first house settles, only do second house?

   Thanks
*
1. Refinance it under the wife name and then 2nd house to husbands name only.
2. Yes you're right
3. No need if based on love and affection. Need to change the loan side only
4. Since you're looking to refinance the amount. There is no such thing as cheaper as you're looking to transfer all the loan amount to another individual in this case directly to wife and then to husband
5. Yeap transfer out first then do the next step.

Feel free to text me or msg me and I'll try my best to assist you smile.gif

Hi Loan Agents/Bankers,
Will be handing over the deposit money next week for a 600K++ DS house in Nilai Impian. Unit is under construction. Would like to shop and gauge my ability to get a loan for the unit. Issue is I'm just back in Malaysia after working abroad for coupke of years(although it is still with the same company), hence credit references such as past EA etc would not be available.

Can anyone help me out and see where we will go from thereon? Would like to seek a financier with minimum papper work and hassle. TYIA

need an advice here,

1st property - S&P and loan under wife name,
2nd proeperty - S&P and loan under husband name,
3rd property - S&P under husband n wife name, loan under wife name

4th property - S&P under husband n wife name, trying to apply loan under husband name - will the bank only allow 70% ? if still 90%, will the bank lower the score and take into account of the husband being named in the 3rd property S&P?

TIA
*
If loan under husband name for the 4th property then can still get 90% margin

Not necessarily as the bank will only account for people loan who appear in Ccris.

Feel free to let me know if you have any question or you need assistance on the application

Hi,

Would like ask how much housing loan is my wife eligible for.

She has been working w/ GLC company for almost 2 years now since May 2014.

Monthly commitment, only car (rm480) which is paid promptly every month

No other commitment at the moment.

Do housing loan need guarantor? I have no idea as this is my first time applying for loan by myself.

As for me, i'm not sure if i'm eligible to become my wife's guarantor or not. I have S&P and loan for 1st house, under me and my father. Car loan. Personal loan. ASB loan. and 1 more loan recently under me and my brother which i'm not sure for what.

Thanks.

My home loan is 4.7%, loan amount less than 250k. Is this a good offer?

Bank officer said now, many people get more than 5%. So,my offer is good? Really?
*
Quite standard if loan size is small. If normal banks are giving u 4.7% fluctuating rate why not go for fixed rate 4.99% instead?

Only if you apply excessively like all the banks but if 3-4 banks it's still fine.

Hi,

I got  RHB Refinance Home Loan beginning of the 2014. Can I get refinance from RHB again to get higher loan amount and extend the repayment tenure? Or get the OD facility? What documents it need?

Details-
Johor Property value 300k
Loan amount RM210k
Tenure 20years
*
Sure, shouldn't be a problem

Usual documents are
3 months payslip and bank statement
Epf statement
Income tax 2014 and 2015

Just inform them that you want to refinance and top up the loan amount based on latest market value.

hi guys,

Do you know for Semi-flexi mortgage loan, can we put in extra $ into the loan account during construction phase (usually first 2 years, disbursements still ongoing) to reduce the daily/monthly rest calculation?  Or it depends on the banks where some allow, some not?

Thanks in advance.
*
Yes some banks do allow this. Just check with your bank letter offer whether it states that you allow or not or until certain amount only.
