But his PTPTN loan, last he checked in July has 75 arrears. He has been paying the loan, but it would take a significant amount of time to take those numbers off the CCRIS report. What are his chances?

Regards to your problem.

1.Below 100k loans are not favored by banks thus rejection rate is quite high.

2. PTPTN is one of the reason for rejection unless u pay off all the 75 months arrear and wait another 6 months to re-apply the loan

The bank is just worried that you just got your job and it's not stable income and also since it's contractual, they might be worried u r jobless after 2 years.

Still, subjective to ur industry and the job you're working, if you're saying that you're in O&G then that's a huge problem ....

Yes I am working in O&G and I know there has been massive laying. But the banker did not mentioned it was the problem as his main concern seems to be if I am Contactual or Permanent. Hmmm  hmm.gif  hmm.gif

O&G had been flagged as high risk job in the banks now for higher chance of default. Your chances for approval for 100% would be low. But you can still try can see what they say. Do let me know which bank you've applied

If the bank had approved ur loan knowing you're still in probation and they had offered you the offer then most probably they have accepted your risk because normally for them to approve ur loan they will normally ask for ur job whether you're still in probation or not.

From what I can see, it's still okay if you've signed the LO but if this is prior to signing your LO then it might be risky.

From what I can tell .. it seems risky if they do an employment check. But as I know they only do this during loan process. If the LO is already issued then normally it's passed that phase already.

I might not want to risk though as the company may do a second company check by calling up ur company

well if you want to come clean then it's better to do it now rather than later they find out and you'll still be in trouble.

Ask the bank if it's okay since you have your new job already. Be open with the bank about your situation rather than take matter into your own hands

If I were you. I wouldn't take a risk on non disclosure. Agents in this forum won't be responsible if they had advise not to disclose and therefore affected your loan once you change your job.

Chances will be higher. Just have ur credit card for atleast 3 - 6 months so that the banks can see your payment history

hmm.gif 5.75% is sky high bro .... any lock in period ? if yes, are you okay to pay a higher installment during this period until you refinance it later to a lower rate ?

Depends on ur loan lock in period if you take up this loan @ 5.75, if it's 3 years then you have to wait until the property is completed then from there you can refinance it. But you will need to consider on paying another fees for the loan agreement should you refinance it.

What's your purpose of buying this house ? for own stay or investment purpose ?

What you can do is that since there is no lock in period... get the loan in first, then refinance it in 6 months time. You will pay for another loan agreement fee but for long term you've paid lesser interest.

However, for further calculations will need you to send me some details about your loan amount and age.
