Normally credit card we will take in 5% as the installment so with the installment you're paying @ 500 per month. You are entitled about 440k maximum

Since this is a sub sales. Will need to make sure your valuation is up to the sub sale price to make sure you are entitled for 90% loan.

Hi melody

Based on 680k purchase price

90% loan is about 612k. Assuming you're entitled for 35 years loan and interest about 4.5%. The installment for 612k loan is about 2896 per month.

If you don't have any commitment at the moment. Your nett income must be at least 3500 or gross about 4200 above.

Hi Melody,

1. It's not necessary that 2 person income will guarantee a higher chance of loan. Will have to depend on your total income based on these 2 person.

2. You can still get 90% loan on this new residential property even though you have 1 house and 1 shoplot at the moment.

3. You may add on FDs, Savings, Shares, ASB, Rental income and other related avenue of income to support your loan.

If less than 2 years then it's hard to get the loan approved. Unless you're working a full time job at the same time. Otherwise, you might have to use other people's name to make the purchase on your behalf.

It's good that you keep a good record for payment and pls continue to do so.

You can transfer the rent from your old man's name to you. The tenancy agreement had to be redone. Also you will need to get at least 3 months rental and it's banked into your account every month to prove that the payment was indeed received by you.

When is your business anniversary for the 2nd year ?

For more accurate info, I need you to snap a photo of the withdrawal facility within the letter offer so I may read the terms as some banks have different terms for the withdrawal facility.

Some banks allow you to deposit during undercon but you are only allowed to withdraw it after completion where as some banks will let you withdraw and put in anytime.

I don't have a crystal ball to tell you whether it's right or not otherwise I would be making by th billions if I know these information. You should analyse your own need and see if it's the right price to go in based on historical data's and personal preference.

When the S&P is drafted, signed and stamped, then it will only take effect. The booking form is a document for the bank to determine that you have placed your interest to purchase this particular property under your name and wife's name.

So in order to remove unnecessary questioning, you can redraft the booking to insert only your name as the purchaser.
