may I know how do you do advance payment? is it normal transaction like transfer amount from saving account to the loan account via m2u website?

Yes just make the payment to ur home loan account and any excess payment will be counted as advanced payment.

Yes I am using classic m2u website.

Hi all

Would like to know what would be max loan value (and max monthly mortgage for a 30 year loan) that I can expect? Much appreciated in advance.

Age: 30
Gross income: RM 10,700 monthly
Net income: RM 8,295 monthly

Credit card outstanding: RM 31.5k
No other loans

Other assets (not sure if any would be applicable for the application):
ASB: RM 23k
And can pledge shares (value around RM 13k) if needed

if my current home loan installment is around rm3k for another 32 more years to clear the loan and I can afford to pay rm6k per month for my home loan.

which ONE of the options below will help me to save the most interest?

1) refinance to a shorter tenure - says 32 - x years for a monthly installment of rm6k
2) just simply pay extra than the initial monthly installment for the amount of rm6k to reduce the interest?

if refinance with another bank vs refinance within the same bank (such as to lower the loan tenure), does refinance with the same bank will have less legal fee to pay?

I’m with my girlfriend trying to get loan for our first house. We plan to buy double storey KL.

Property price: 850k second double storey
Loan:700,000 hope to get 85%
Credit card: clear off every month no outstanding
Age: 28(me) 25(she)
Year of our business: 2year plus
Net income:
Enterprise profit
Year 2019 - 99k - rm4200 monthly profit /person
Year 2020 -135k - rm5600 monthly profit/person
All sale and expenses got transaction in our account
We also got submit our income to LHDN for year 2019&2020
Monthly saving around 4k - 6k
Occupation: morning market hawker
-we operate our business under our partnership enterprise
-profit by sharing in business enterprise account
-ssm 2year ++
Commitment :
For me: ptptn rm250 /remain 13 year
Car loan rm900/remain 6 year
Every month clear no outstanding
She : no commitment
Marital status : single
Currently : rent house rm1500 per month

Is our profile able get a loan for our 1st house purchase? What would be the loan margin and loan tenure? How much we need to prepare in order to buy second hand double storey with price 850k?Thanks for the advice

Planning to get joint loan at 600K.

My salary at net 3.5K (with few days mandatory unpaid leaves every month due to covid)

Partner net salary at 3K

Age below 30. Both no other debts / commitments.

Any chance to get approval for 35 years tenure with 90% loan?

Will my unpaid leaves gonna looks bad for banker?
